Maintenance Technician – Sussman Properties
Sussman Properties, a family-owned company with residential and commercial properties in New Britain, Southington, and Berlin, is seeking a self-motivated, accountable Maintenance Technician to join our team. The ideal candidate is someone who takes initiative, brings solutions to the table, and is always looking for ways to improve efficiency. We are looking for someone who can step in, take charge when needed, and work collaboratively with our Maintenance Supervisor and Property Manager to keep our properties running smoothly.
General Responsibilities:
The Maintenance Technician will oversee maintenance and facility operations to enhance the value and functionality of our communities. Responsibilities include maintaining property systems, performing unit turnovers, addressing resident work orders, and ensuring all buildings are well-maintained and safe.
Key Duties:
Respond to maintenance requests and complete work orders efficiently
Handle repairs in electrical, plumbing, carpentry, HVAC, appliances, painting, and flooring (non-licensed work)
Turn over vacant apartments for market-ready condition
Complete general carpentry and cosmetic repairs
Participate in emergency on-call rotations and after-hours maintenance
Monitor supply inventory and assist with ordering materials
Perform preventative maintenance and routine inspections
Collaborate daily with the property manager and maintenance supervisor
Maintain cleanliness and safety in mechanical rooms, common areas, and vacant units
Assist in coordinating external contractors and minor exterior repairs
Uphold company safety policies and participate in required trainings
Suggest and implement more effective maintenance solutions when applicable

Minimum Qualifications:
5+ years of experience in property maintenance
Strong knowledge of general building trades (electrical, plumbing, HVAC, carpentry, etc.)
Ability to work independently and manage time effectively
Valid CT driver's license and personal vehicle required
Ability to lift 50 lbs., climb ladders, shovel snow, and handle physical tasks
Familiarity with Microsoft Office and maintenance tracking software preferred
Bachelor’s degree preferred but not required
