Job Title: Electrical Foreman
Full-Time position: 40 hours
Salary: $75,000.00 - $90,000.00 per year based on skills and experience
Schedule: Monday-Thursday, 8:00 am- 4:30 pm

Leisure World of Maryland Corporation (LWMC), the property management company for Leisure World of Maryland, is a private, age-restricted community comprised of 29 community associations representing over 5,600 homes and extensive Trust operations, located in Silver Spring, MD. All work will be done on the property.
The Electrical Foreman supervises and participates in the inspection, repair, installation, modification and maintenance of electrical wiring, electrical/electronic systems, circuits, fixtures and equipment within the Leisure World of Maryland community.
The Electrical Foreman works in cooperation with other LWMC trades and outside vendors to ensure that all specifications, regulations and policies are met, and to ensure efficient completion of projects.
ESSENTIAL FUNCTIONS & BASIC DUTIES:
Supervises and participates in the inspection, repair, installation, modification, and maintenance of electrical wiring, electrical/electronic systems, circuits, fixtures, and equipment within the Leisure World of Maryland community. This may include:
- Planning, scheduling, and assigning work to ensure proper distribution of work and adequate staffing for efficient performance of duties
- Accurately estimate the costs of electrical projects, encompassing labor, materials,
equipment, and other expenses, to ensure projects remain within budget and are completed on time.
- Preparing reports and analyses setting forth progress, adverse trends, and appropriate recommendations or conclusions on assigned projects when requested
- Establishing and/or assisting in establishing preventive maintenance programs for electrical wiring, electrical/electronic systems, circuits, fixtures and equipment
- Providing training and instruction to personnel on activities relating to electrical installation, repair, and maintenance to ensure an acceptable work performance level.
- Performing a variety of personnel management functions including interviewing for job
- applicants, reviewing and maintaining current position descriptions, scheduling and approving time-off, conducting performance evaluations, and making recommendations for associated merit increases. Prepares time cards for payroll submission.
- Making recommendations and/or assisting in personnel actions including, but not limited to, hiring, promotions, disciplinary action, and termination. Approves time-off requests.
- Responsible for the cleanliness, maintenance, and inspection of all vehicles assigned to the department(s)
- Responsible for material and supply needs in the department ensuring that sufficient materials and supplies are on hand for the electrical department
- Responding to complaints from residents to the cost center for work performed
- Controlling expenses of the department within the assigned budget
- Ensures that work is performed by established safety procedures including but not limited to, wearing appropriate shoes, gloves, and protective clothing as necessary
- Reviewing blueprints, schematics, and drawings of electrical systems to assess material and equipment needs
- Identifying required tools and special equipment required for the job
- Diagnosing and resolving problems in electrical circuits, systems, and equipment using testing instruments and equipment
- Inspecting electrical systems and their components to evaluate their condition, identifying necessary repairs, and recommending preventive maintenance as necessary
- Installing and repairing wiring, electrical fixtures, power equipment, and components of machinery and equipment following electrical code, manuals, specifications, schematics, and blueprints
- Installing and repairing control and distribution apparatus, including motors, relays, switches, thermostats, circuit breakers panels, etc.
- Installing and connecting power supply wiring, cables, conduit, and electrical apparatus for machines and equipment following diagrams, schematics, or blueprints
- Testing continuity of circuits to ensure compatibility and safety of components using testing instruments
- Measuring, cutting, bending, threading, assembling, and installing electrical conduits using rulers, measuring devices, hand tools, pipe threaders, and conduit benders.
- Repairing or recommending replacement of electrical appliances including washers, dryers, etc.
- Detecting needed repairs on buildings, grounds, and equipment following established procedures
- Requesting equipment and supplies to maintain inventory ensuring availability of materials required to complete the necessary installation/repair
- Ensuring customers' property is kept neat, clean, and protected during and at the completion of the job
- Transporting a variety of tools, equipment, and supplies to complete the necessary installation/repair
- Responding to emergencies during and after hours to resolve immediate safety concerns
- Adhere to all building codes, installation requirements, and relevant regulations
- Ensure that all work is done to standard
- Maintain a clean, organized, and stocked truck
- Document time spent on jobs; ensuring that all work orders are filled out accurately, completely, and legibly and turned in at the end of the day
- Prepare invoices for each job and collect money before leaving the site unless indicated otherwise by the office
- Maintains daily job log of services performed noting type and cost of work performed
- Always communicate professionally with customers
- Ensures that work orders are filled out and turned in within 24 hours of completion of the job
- Ensure the customer is satisfied with a job upon completion
- Required to be readily available after regular business hours and on weekends to provide consultation on matters related to one's supervisory role and trade responsibilities. Additionally, the Foreman is required to be readily available to show up and work in the advent of an emergency where maintenance and repairs are necessary to restore safe and operating conditions for the community.
- Performs work by established safety procedures including but not limited to; wearing appropriate shoes, gloves, and protective clothing and obtaining and following MSDS sheets as necessary
- Ensures that hazardous material is disposed of properly
- All other duties as assigned
SUPERVISORY RESPONSIBILITY
The Electrical Foreman manages subordinates assigned to the Electrical department. The Foreman is responsible for the overall direction, coordination, and evaluation of this department and carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring and training employees: planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

CERTIFICATE/LICENSE
- Montgomery County, Maryland Master Electricians License
- Current valid driver's license with clean driving record
Education
- High School graduate or General Education degree (GED) Required
YEARS AND TYPE OF EXPERIENCE
- 4+ years related experience.
KNOWLEDGE & SKILLS
- Advanced knowledge in the principles of electricity
- Ability to work cooperatively with other trades.
- Ability to deal with vendors, internal customers and residents with tact, patience and courtesy
- Ability to participate in the operations and activities of the Electrical Department
- Ability to learn to read blue prints, schematics, and drawings of electrical systems
