Technical Roofing Oversight Manage full lifecycle of roofing projects involving TPO, EPDM, PVC, BUR, modified bitumen, shingles, and metal roofing systems. Lead roof condition assessments and define replacement scopes. Ensure compliance with building codes and roofing standards (IBC, NRCA, FM Global). Review and approve submittals, RFIs, as-builts, and closeout documents. Project & Financial Management Oversee scheduling and phasing, particularly on occupied or critical facilities (e.g., hospitals, schools). Prepare budgets, estimates, and conduct value engineering to ensure cost efficiency. Manage and negotiate change orders with clients, vendors, and subcontractors. Administer contracts including AIA, GMP, and lump-sum agreements. Field Operations & QA/QC Coordinate and oversee contractors on-site to ensure quality workmanship and safety compliance. Lead QA/QC inspections and resolve field issues effectively. Conduct site meetings, maintain progress reports, and support project punch list and closeout processes. Client & Stakeholder Communication Serve as primary point of contact for clients, consultants, and contractors. Communicate updates, mitigate conflicts, and manage expectations throughout the project lifecycle. Participate in bi-weekly team update meetings Act in a manner of integrity that shows support for the company, its values, and other associates while maintaining a constant focus on exceeding client expectations Hours are 8:30-5:00 Monday through Friday with additional time to meet project and client expectations What sets you apart. Required 5-7 years of experience in commercial roofing project management. Extensive knowledge of low- and steep-slope roofing systems. Familiarity with waterproofing, insulation, flashing, and drainage systems. Strong knowledge of contract types, construction budgeting, and scheduling. Excellent communication, negotiation, and problem-solving skills. Proficiency with MS Office, project management tools, and submittal/RFI systems. Preferred Bachelor s degree in Construction Management, Engineering, Architecture, or related field. PMP, CCM, RRC, RRO, or LEED accreditation. OSHA certification Experience with building envelope consulting or large-scale roofing renovations. Work Environment & Physical Requirements Regular visits to active construction sites, which may include climbing ladders or accessing rooftops.
