About the Role
As a Community Maintenance Supervisor at Zekelman Industries (Z Modular), you will play a key role in leading maintenance operations to ensure the safety, appearance, and functionality of our residential communities. This position requires a strong technical background, leadership skills, and a commitment to operational excellence and resident satisfaction.
You will oversee the maintenance team, coordinate vendors, and ensure compliance with safety standards while managing work orders, unit turns, and preventive maintenance. This is a full-time, onsite role requiring participation in the on-call rotation and occasional work in variable weather conditions.

What Youll Do
Team Leadership & Oversight
Supervises maintenance technicians and porters, ensuring timely and quality task completion
Provides direction, training, and support to foster a culture of accountability and safety
Participates in the on-call maintenance rotation and responds to after-hours emergencies
Work Order & Unit Turn Management
Reviews and prioritizes work orders, preventive maintenance, and unit turns
Coordinates turnover process to ensure apartments are move-in ready
Implements preventive maintenance programs using Yardi or similar systems
Maintenance Operations
Schedules and oversees repairs for equipment, buildings, and grounds
Diagnoses and resolves maintenance issues including HVAC, plumbing, and electrical
Performs or supervises cleaning and sanitizing of common areas and facilities
Vendor & Supply Management
Manages vendor relationships and negotiates service contracts
Oversees procurement and inventory of maintenance supplies
Coordinates with contractors to complete specialized repairs and improvements
Inspections & Compliance
Conducts regular property inspections and initiates corrective actions
Maintains water quality logs and ensures pool/spa compliance with health standards
Ensures OSHA compliance and adherence to local building codes and company policies
Resident Service & Communication
Responds to resident service requests with professionalism and urgency
Builds positive relationships by addressing maintenance concerns promptly and respectfully
Budgeting & Reporting
Assists with budget planning and tracks maintenance-related expenses
Monitors performance metrics and identifies opportunities for improvement
Performs other duties as assigned
Who You Are
35+ years of property maintenance experience, with at least 1 year in a supervisory role
High school diploma or equivalent required; degree in Facilities Management or related field preferred
Strong background in HVAC, plumbing, electrical, and pool operations
Experience using Yardi or similar systems preferred
Familiarity with Fair Housing regulations
Eligible to work in the United States
Certifications
EPA 608 Certification (Universal preferred)
Certified Pool Operator (CPO) Required
OSHA 10/11 certification preferred or must be obtained within 90 days
Valid Drivers License

Full-time, onsite attendance required
Physical Requirements
Ability to lift and carry up to 50 pounds
Extended walking, standing, bending, and kneeling during inspections and tasks
Capable of climbing ladders and navigating stairs
Clear vision and hearing for inspections and communication
Comfortable working outdoors in various weather conditions
