Join Casey's Construction team as a Site Development Manager! As a Site Development Manager, you'll be responsible for management and coordination for replacement and remodel store projects, including managing due diligence, progress tracking, scheduling, consultant communication, permit processing, construction bidding, and construction tracking and reporting. You'll be accountable for maintaining accurate project reporting, managing plan production, ensuring permit execution, and coordinating with construction to open stores on schedule. Regular collaboration with in-house Legal, drafting, engineering, real estate, construction, and operations teams to facilitate a cohesive project is integral.

Key Responsibilities:

  • Manage development project once a signed LOI is received from Real Estate through permitting, construction, store opening and project closeout.
  • Attend City meetings, or coordinate consultant attendance to meetings, necessary for approval of proposed developments. Assist with the negotiation of easements and contract extensions.
  • Coordinate all permitting documents and deliverables including survey and due diligence package, site plans, SWPPP, building plans, traffic studies, roadway plans, etc. Ensure compliance with all applicable regulations and requirements, determine, and facilitate a solution to any identified issues.
  • Maintain complete and accurate documentation of all transactions. Ensure bonds and development agreements are executed, adhered to during construction, and closed out after construction or required timeframe expires.
  • Communicate with design consultants, utility companies, city officials, in-house or external legal counsel, real estate, and Casey's Leadership throughout due diligence, design, and construction phases of development projects.
  • Manage overall project schedules utilizing Projectmates and/or other programs. Manage the review of project construction documents to ensure compliance with Casey's Standards.
  • Manage the resolution and tracking of any items identified in the Site Investigation Report (SIR) through plan development.
  • Take ownership of the project timeline, drive the consultant and internal teams to meet required timelines, and ensure on-time project completion.
  • Manage bidding process for store construction, ensure questions are answered quickly, and bidding review is provided to the Construction Supervisors for review.

Compensation:

Starting pay range: $74,200 - $97,300. Actual pay may vary based on Casey's assessment of the candidate's knowledge, skills, abilities (KSAs), related experience, education, and qualifications. Other factors impacting pay include local prevailing wages and internal equity. This position is eligible for an annual cash bonus based on company performance. Our full salary range for this role does extend beyond the hiring range listed, allowing team members the opportunity to continue to grow within the company.

  • Bachelor's degree in a closely related field (engineering, architecture, construction, etc.), or equivalent work-related experience required.
  • At least five years of experience in related field such as construction, engineering, architecture, or development.
  • Architecture, building design, or retail construction experience preferred.
  • Experience obtaining permits from City, DOT, State, County, Health, and other authorities for development activities.
  • Effective negotiation skills and experience providing solutions to complex problems under pressure.
