Silo Ridge Field Club is seeking a Senior Project Manager to join the Development & Construction Department.
The purpose of the Senior Project Manager is to manage multiple high-end residential and commercial projects in the capacity of General Contractor and/ or Construction Manager to ensure each project meets organizational standards, project development requirements, and owner expectations.
Key Responsibilities
- Provide oversight of budgets, schedules, and quality from design and plan development through construction, turnover, and occupancy.
- Carry out overall management of assigned construction operations, primarily including high-end residential construction and other commercial projects, as required, to include estimating, bidding, buyout, budget management, cost control, and per project profit & losses.
- Participate in design and plan development, provide conceptual budgeting, inform construction assemblies, and direct design team as required to provide a complete set of construction drawings that meet organizational standards and best practices.
- In collaboration with team members, qualify and negotiate with third-party general contractors for construction of commercial and residential projects.
- Work with internal and external legal parties to adopt and modify contract documents for construction contracts, buyer contracts, exhibits, and other contractual documents.
- Map out, refine, and create processes that suit a projects specific needs and that manage buyers design process from the point of sale through occupancy.
- Serve as the primary point of contact with a buyer after sales, through design, construction and occupancy, responding to requests for changes, managing buyer and subcontractor or general contractor change orders, providing progress reports, walking with the buyer or their representatives at key milestones, resolving issues, and providing exceptional buyer service.
- Manage the construction team on a per project basis and as assigned, to include General Contractors and/or Subcontractors, field Superintendents and other project members.
- Qualify General Contractors construction management programs and ensure they serve the projects specific needs, if not Procore.
- Conduct business in a professional and ethical manner with all team members, potential buyers, external business associates and coworkers to reinforce goodwill and profitability for the company.
- Travel periodically to US and international locations for on-site meetings, conferences, and trainings at employers expense.
- Assure Customer Satisfaction and the Member Experience.
- Primary Contact for Members, Members Representatives, Designers, and Architects
- Create an environment of Professionalism, Respect, Timeliness, and Accountability among the project team.
- Oversee Bi-Weekly Reports in Standard Company Formats
- Coordinate with the Architect, Landscape Architect, Interior Designer, and other Consultants.
- Managing Project Budgets
- Complete Budget Snapshots Monthly by the 10th of each month
- Cost Coding - All costs must be coded to the appropriate budgets.
- Complete Bid Comparisons for review prior to Issuing Subcontracts and Purchase Orders
- Support Superintendents and On-Site Construction Activities
- Weekly Owner, Architect, Contractor (ORC) Conference Calls using Microsoft Teams or other video platform
- Maintain cleanliness and a physical presence consistent with that of a Discovery Builders staff member
- Ongoing support of Community Development Initiatives to ensure coordination of efforts with Operations and Sales within the Community
- Responsible for overall Project success by managing budgets, buyouts with subcontractors and suppliers, and schedules.
- Skilled in Procore. Competency in Smartsheets, Timberscan, MS Office, Webex/Zoom, Bluebeam.
- Setting expectations with the Member and the members team.
- Constantly review, drive, and manage site cleanliness, jobsite material management, laydown yards, and traffic flow through the club and project.
- Flexibility and ability to pivot to new projects and a desire to work in a fast-paced environment.
Qualifications
- Masters degree in Management, Civil Engineering, or related field plus five (5) years of experience.
- In the alternative, will accept a minimum of a Bachelors degree in the above referenced fields and at least seven (7) years of post-baccalaureate progressive experience in the above referenced occupations within the real estate development industry.
- Experience managing direct reports while simultaneously completing four (4) or more constructions projects or directly managing at least one project to completion of over $20 million;
- Experience serving as the lead in the capacity of a Construction Manager overseeing General Contractors, and/or serving as the lead in the capacity of a General Contractor providing oversight of Subcontractors, Project Managers, and Superintendents;
- Experience managing high end residential construction including direct one-on-one experience with custom home clients and consultants managing all facets of the day -to-day project activity;
- Experience using Procore construction software to manage residential and commercial projects, including all Financial Management, Project Management, and Core tools;
- Experience using Bluebeam to markup, perform takeoffs, and modify drawings;
- Proficient in detailing out all phases of residential construction sequencing and scheduling using MS Project, Smartsheet, Primavera P6, or Outbuild.;
- Working through and depicting high-end construction details and finishing assemblies in the field;
- Experience working both independently and in a team-oriented, collaborative environment, with tradesmen, subcontractors, inspectors, owners, architects, and engineers to ensure all construction projects meet company cost, quality and safety standards;
- Ability to accurately read and interpret architectural and engineering drawings, including civil drawings for projects.
- Must be available to travel periodically to US and international locations for on-site meetings, conferences, and trainings at employers expense.
- Prior experience with luxury residential construction, commercial experience, and process management also preferred.
- Competency with Microsoft Suite: Word, Excel, Publisher, Project, Vizio.
- Must be familiar with the phases of horizontal construction, especially residential.
- Must be familiar with CSI cost-code divisions.
- Ability to conform to shifting priorities, demands and timelines.
- Ability to listen and respond to multiple players, providing feedback and recommendations as required to most effectively meet project needs.
- Must conduct business in a professional and ethical manner with all team members, potential buyers, external business associates and coworkers to reinforce goodwill and profitability for the company.
