About the Role
The VP of Construction reports to the SVP of Design and Construction and is responsible for strategically driving Riot Data Center's Construction projects from various stages of development. This position requires collaboration with all internal Riot teams (design, engineering, operations, finance, procurement, development), as well as externals partners (general contractors, subcontractors, design/other consultants, and authorities having jurisdiction), while maintaining awareness to the importance of mission-critical facility operations.
Duties/Responsibilities
- Oversee the management and administration of construction functions across all active US markets.
- Develops and manages a team of construction directors and managers responsible for each campus.
- Assist with creation of campus and project CAPEX budgets. Hold teams accountable to manage overall campus CAPEX budgets, ensuring compliance with financial controls and policies.
- Drive teams to execute all phases of construction including pre-construction, competitive bidding, team selection, construction, commissioning, and project closeout.
- Assist the development team as required concerning design development, client specific needs, and permitting and entitlements.
- Develop, manage, maintain, and assist with contract negotiation of new and existing vendors.
- Management of project scope, safety, schedule, stakeholder, and budget to include overall project budgeting and initial schedule through coordination with internal development group.
- Manage input and delivery of work products from internal team members to ensure that new data center spaces align with the project requirements, customer requirements, all engineering standards, applicable codes, and specifications.
- Partner with Construction Cost team, Finance to drive forecast/variance analysis, master service agreements (MSA) and project authorizations for new & existing contractors and vendors are executed.
- Support sales in customer engagement and fulfillment of requirements as tied to leases and manage delivery in accordance with leases
- Coordination and logistical planning for all OFCI equipment between procurement and general contractor project management.
- Cultivate ability to create business cases and bring projects from concept through internal project approval.
- Submit monthly/quarterly project financial reporting including forecasting, cash-flow, etc.
- Review monthly contractor billing and perform job walks to substantiate progress.
- Develop, document, and drive lessons learned, process improvements, cost, and schedule savings initiatives throughout the project lifecycle process.
- Work closely with the Operations Group to coordinate design criteria with budgetary issues and ongoing maintenance and operation of existing facilities.
- Perform and/or supervise weekly safety walks to ensure contractors are following Riot EHS policies.
- Own resource allocation and project workflow for direct reports and third-party project management continent workforce.
- Work with HR and Senior Management to hire for needed roles within the construction team to include construction managers, cost control managers (QS/estimators), and project engineers.
- Encourage and foster a team-oriented environment through positive feedback as well as practice, influence, and setting the example for a safety focused culture.
- Evaluate and manage performance reviews for your team. Seek out input from others and provide feedback and coaching to manage individuals as well as the team.
- Additional duties as assigned from time to time by Management.
Required Skills/Abilities
- Experience with Microsoft Office suite, Procore, CX Alloy, BlueBeam, and Asana.
- Strong leadership and team building skills.
- Deep understanding of construction contracts, permitting and regulatory compliance
- Experience with CAPEX budgeting, vendor negotiations, and project controls.
- Ability to operate in a fast-paced and high-growth environment.
Education and Experience
- Bachelor's degree in Construction, Engineering, or equivalent professional experience
- At least twenty (20) years of professional experience in data center construction practices and procedures, including management of Lump Sum/GMP contracts, Construction Management, and Design Build project delivery methods from conceptual development through procurement to close out.
Work Environment
- Travel required up to 30% of the time.
- Prolonged periods sitting at a desk and working on a computer.
- Must be able to lift up to 15 pounds at times.
Supervisory Responsibilities
- Directly oversees Construction department leadership.
