Preconstruction Manager

Job Description

The Preconstruction Manager is responsible for overseeing all preconstruction functions, including quantity takeoffs, cost estimating, value engineering, bid management, scheduling, and coordination with design consultants. This role is pivotal in establishing accurate budgets, securing competitive pricing, and ensuring the construction teams are prepared for success.

Responsibilities

  • Perform takeoffs from architectural, structural, and civil drawings.
  • Develop bid packages and issue RFPs to subcontractors and suppliers.
  • Review and analyze subcontractor and vendor bids, negotiate pricing, and prepare comparison reports.
  • Award contracts and assist with subcontractor and vendor negotiations.
  • Oversee and coordinate preconstruction meetings and design reviews.
  • Collaborate with architects, engineers, and consultants to ensure coordinated and buildable construction documents.
  • Monitor design changes for budget and schedule impact.
  • Support development of detailed CPM construction schedules.
  • Lead value engineering and cost optimization efforts.
  • Maintain and expand subcontractor and vendor relationships.
Essential Skills
  • 10 years of experience within preconstruction or estimating.
  • Experience with multi-family and mixed-use developments.
  • Proficiency in construction documents.
  • Proficient with Microsoft Excel.
  • Experience with estimating software such as Bluebeam is a plus.
  • Experience working with developers or owners' representatives is a plus.
Additional Skills & Qualifications
  • Expertise in project management, preconstruction, and construction management.
  • Familiarity with commercial construction, construction estimating, and bidding.
  • Knowledge of estimation and quantity takeoffs.
  • Experience with bid management platforms and commercial estimation.
  • Understanding of change orders and RFIs.
Work Environment

The work is primarily office-based in Chadds Ford, with a move to Wilmington anticipated in the coming months. Occasional visits to job sites will be required. The projects range from $20 million to $100 million.

Pay and Benefits

The pay range for this position is $100000.00 - $150000.00/yr.
