SUMMARY
Leadership and Coordination in Self-Help Homebuilding Inspire, empower, and train a team of individuals within a building group, leading them through the successful completion of their homes.
Project Completion & Oversight: Independently manage all phases of the Mutual Self-Help homebuilding effortfrom digging foundation to final Rural Development inspectionensuring projects stay on schedule and within budget.
Professional Execution: Maintain a high level of craftsmanship, working efficiently and proactively with minimal supervision, resolving issues as needed to support project success.
Construction Coordination & Decision-Making: Facilitate the collaborative efforts of SH Construction, supervising families, and making critical decisions to prevent delays that could impact the team, families, or program.
ESSENTIAL JOB FUNCTIONS
Site Responsibilities
Prepare site for single family home construction Locate job shack and temporary power Maintain job shack as safe, secure, clean and orderly
Maintain tool and equipment inventory in good working order
Locate tools and equipment in a safe place in a safe manner
Coordinate timely jurisdictional inspections and permits
Maintain the job site to be clean and safe
Check the site during the day and prior to end of day departure for obstacles or areas that might be unsafe for unwary group members
Work closely and respectfully with jurisdictional officials
Coordinate and oversee the timely and successful completion of subcontractor efforts, which includes:
Executing Contracts on behalf of the members, which include project specifications, timelines, and performance clauses
Analyze proposals submitted and the contractors bidding, on behalf of the members.
Provide the group with at least three subcontractor bids each of which is within budget, when less than three bids are provided and or any bid is over budget, provide bid matrix to each group member for vote and signature.
Administer the Contract.
Maintain appropriate communications with subcontractor to answer questions and resolve problems.
Timely completion of work.
Assure adherence to specifications.
Specified quality of work.
Negotiate contract modifications if appropriate.
Schedule the work of subcontractors to be coordinated with other work on site.
Adhere to building codes
Purchasing and Inventory Control
Purchasing.
Inventory and determine supply and equipment needs on a timely and consistent basis.
Determine specifications for supplies and equipment to be purchased.
Locate competing suppliers and follow purchasing procedures as outlined in your construction handbook.
Check deliveries against POs'; assure they meet specifications, quantity, and quality.
Monitor invoices to assure proper payment.
Maintain proper inventories of materials and supplies.
Assure proper use of materials and supplies.
Work with Rural Development during their site visits or when they have a general inquiry
Play a role in the key ceremony, celebrating the successful completion of the group and recognizing the efforts of all involved
Off-Site Activities and Communication
Routinely keep your supervisor informed of the groups progress, construction progress, problems, cost overruns, unexpectedly being away from the job site when your supervisor would have every reason to believe your on-site
Attend regularly scheduled meetings
Provide construction supervisor coverage on other sites as requested
Provide construction and other labor on a multitude of Housing Kitsap tasks, as requested
Assist construction manager in preparation and obtaining building permits
Assist construction manger to preparing budgets for material and subcontract purchases, work with Director for feasibility and correctness.
Building Group Members' Activities
Follow and enforce the Building Group Membership and Labor Agreement guidelines.
Coordinate and planning of their involvement in the construction
Provide training to the group members and their volunteers like construction skills, and safety training.
Monitor intervention and conflict resolutions that concurs with the building group labor agreement.
Conduct weekly Saturday morning meetings.
Evaluate construction budgets with group members, providing clear explanations and addressing any questions that arise.
Assign work daily to the group members and their volunteers
Establish standards and expectations with the members
General
Establishes and maintains a positive, supportive, and cooperative work environment.
Takes proper safety precautions, anticipates unsafe circumstances, and acts accordingly to prevent accidents.
Acts responsibly for the safety of self, others, materials, and equipment.
Uses all required safety equipment.
Displays initiative to resolve problems and capitalize on opportunities.
Promotes cost-effective use of the organization's resources.
Performs other duties as assigned.
Remote work will be required when weather forces office closure, and HK laptop/surface is issued.
ADDITIONAL REQUIREMENTS
Possession or ability to obtain and retain a valid Washington state driver's license.
Preemployment tests and examinations, including but not limited to extensive background checks and other related component which are based on the specific demands of the position. Successful completion of all exams, tests, and background checks is a condition of employment.
