SUMMARY

The Project Manager, Construction plans, directs, and coordinates activities of a designated project to ensure that goals and objectives of the project are accomplished within the prescribed time frame and funding parameter. Reviews and addresses critical business needs within the construction department and processes and develops innovative and cost-effective solutions to enhance competitiveness, increase revenue, and improve customer service. Works on projects such as new stores, store remodel, and store relocations.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Oversee multiple construction projects related to new stores/builds, renovations, remodels, and relocations for organization's retail stores, including daily tasks such as material procurement, planning reviews, hiring contractors, scheduling, and communication between multiple sources to ensure all projects stay on task and on schedule.
  • Review status reports for organization and modify schedule and plans as required for effective project management.
  • Prepare project reports for management and clients to ensure transparent progress of projects occurring.
  • Confer with Computer Aided Design (CAD) department to provide advice and resolve problems. Confer with property management to provide technical advice and resolve problems.
  • Participate in pre-construction planning conferences.
  • Establish work plan for each phase of the project.
  • Ensure required inspections with public agencies are completed.
  • Review and evaluate plans and drawings of each construction project, making the necessary corrections and ensure it is consistent with standards established by organization.
  • Verify store plans match lease requirements to ensure regulatory compliance.
  • Manage contractors and vendors to ensure projects stay on time and on budget. Schedule necessary services for construction projects. Manage the General Contractor to ensure each milestone date is completed. Create punch lists for contractor.
  • Ensure logistical management of all construction materials and supplies needed for all projects throughout the year.
  • Travel to construction sites and walk through the space, surveying each item, as needed to maintain project, ensure quality control, and ensure each retail store is built per the outlined plans. Ensure each construction site follows codes and regulations.
  • Assist in the development, research, and analysis of budgets.
  • Working knowledge of federal, state, local laws, rules, and regulations.
  • Communicate between operations and general contractor.
  • Analyze construction budgets and allocate resources that results in profitability for all projects. Ensure projects stay within the budget.
  • Maintain working relationships with internal and external business partners to achieve goals.
  • Able to modify work procedures, methods, and processes to improve efficiency.
  • Point of contact for any issues or discrepancies arising from internal and external business partners related to assigned construction project.
  • Define scope and responsibilities between tenant and landlord.
  • Protect the company's assets and financial information by ensuring the accuracy and effectiveness of internal control procedures and informing management and/or appropriate officials of potential fraud risk.
  • Measurable outcomes: Retail stores are open on time and within budget to achieve strategic store goals set by the organization.
  • Travel: 50% travel on-site to new retail store locations.
  • On Call Duties: Must be on call due to retail store projects that occur on weekends, answering any questions or working through issues that arise from contractors.

SUPERVISORY RESPONSIBILITIES

  • This position doesn't have any supervisory responsibilities.

QUALIFICATIONS

  • Minimum of high school diploma or equivalent experience.
  • 2 - 4 years of related experience.
  • Experience working for a retail company.
  • Demonstrated ability to manage projects and meet deadlines.
  • Strong communication and organizational skills.
  • Proficient in Microsoft Office, including Word, Excel, and Outlook.
  • Negotiation, industry knowledge, and change management/adaptability.
