MSTSummary:
To plan and organize HVAC and mechanical system operations; supervise staff; perform maintenance and operations of HVAC and related building mechanical and high pressure boiler systems; perform related work.
Responsibilities:
+ These positions are considered working foreman meaning that they must have the skills of a journey-level person in HVAC and mechanical systems operations; plus oversee and direct staff and related daily operational activities in this occupational area.
+ They schedule work to be accomplished; establish and adjust work schedules to insure adequate shift coverage; evaluate staff performance; complete time sheets, accident reports, and work orders; coordinate work with contractors to insure it is completed according to agreements; train staff in HVAC and mechanical systems operations and maintenance; maintain operational records and logs; and monitor inventories and request supplies and equipment.
+ These are expected to perform all aspects of HVAC and mechanical systems operations including: inspecting heating and cooling equipment for proper operation; developing, directing, and performing preventive maintenance of heat plant systems; taking flow readings of water loops and air velocities in ducts to balance HVAC systems; monitoring building and automation systems for HVAC and fire hazards; making computer commands to start and stop fans, pumps, and related systems; checking fans, valves, piping, gauges, sight glasses and indicator lights; monitoring feed and return water pumps, sump and chemical pumps, water softeners, internal and external boiler components, and related electrical systems; maintaining fuel system components; maintaining firing and fuel ratio controls; conducting water treatment tests; monitoring and repairing geothermal pumps and production and injection systems; maintaining heat exchangers, sand traps, check valves, and pneumatic and automatic piping systems; and assisting other maintenance and crafts staff perform their duties.
