Newmark is looking for an experienced and energetic Senior Project Manager to be fully dedicated to our Confidential Client "Client" and located at their offices in Northborough, MA.

The Senior Project Manager is responsible for leading large, complex, strategic capital investment projects from concept to completion. The role involves close collaboration with the Client's Facilities, Environmental Health & Safety (EHS), Finance and Purchasing, company executives, community members, and external consultants and contractors.

The incumbent will use their Architectural and/or Construction Project Management expertise to provide exceptional leadership with clear direction and accountability to define scope; identify an appropriate team of consultants and contractors; lead Architectural and Engineering design; develop budgets; manage execution of design, procurement, construction, commissioning; and control financial spend for the projects under their purview. Completing all projects with the highest regard for safety, environment, quality, reliability, sustainability, and performance ethics is essential. This individual will create a positive experience for the Client's community stakeholders by ensuring that customer needs are met on time and within budget while adhering to all company, local, state, and federal rules. The candidate will also participate in operational, environmental health, and safety (EHS), sustainability and other initiatives as required.

The candidate must be comfortable in a fast-paced environment with multiple and frequent changes and display good energy, flexibility, and the ability to balance priorities to meet customer needs.

Responsibilities

  • Lead strategic campus capital projects from concept to completion: define scope; identify internal team members; select architects, engineers, consultants, and other contractors; lead design process; develop budgets; manage execution of engineering, procurement, construction, commissioning; and control financial spend for the projects.
  • Monitor progress, document, and evaluate activities: Track progress on assigned projects; manage project documentation (including plans, specifications, RFIs, schedules, submittals, budgets, change orders, progress payment requests); assess activities and adjust as needed to ensure that project milestones are met on time and within budget while adhering to all company, local, state, and federal rules.
  • Relationships and compliance: Build effective and high performing teams using the culture of TEC (trust, empowerment, and collaboration); create and maintain connections within the Client; collaborate with internal team members and stakeholders; identify and exchange with external authorities (federal, state, local agencies); adhere to internal and external guidelines.
  • Communication: Communicate project status, progress and issues to Senior Management and customers using appropriate tools (PPT, Word, Excel, Gantt charts, etc.); ensure customer satisfaction through the feedback process.
  • Participate in operational, environmental health, and safety (EHS), 5S, sustainability and other SGR North America initiatives as required.
  • Perform other duties as assigned.

Requirements

  • BS + 20 years of experience, or MS + 15 years of experience in Construction Management, Architecture, or other related fields.
  • Diverse Architectural and Engineering project design plus Construction Management experience (preferably in a laboratory or R&D environment or technical product facility) with a successful record of accomplishment safely leading the completion of several major facilities construction project installations in North America.
  • Experience with building, fire, life safety codes and facility environmental regulations.
  • HVAC, electrical, plumbing, fire protection
  • Experience working within a proactive and rigorous EHS environment.
  • Leading capital projects >$10M: Writing scopes of work, preparing bid docs, capital expenditure requests, procurement, scheduling, submittal review, supervision of general contractors is highly preferred.

Salary: $130,000 - $140,000 annually

The expected base salary for this position ranges from $130,000 to $140,000 annually. The actual base salary will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to base salary and a competitive benefits package, this position may be eligible for additional types of compensation including discretionary bonuses and other short- and long-term incentives (e.g., deferred cash, equity, etc.).
