Position Overview We are seeking an organized, detail-oriented Project Manager to oversee the renovation of a four-story historic building in Old San Juan, Puerto Rico. The Project Manager will act as the Owner's on-site representative, ensuring that the builder and architect's plans are executed per contractual commitments. This role requires a proactive professional who can track progress, confirm completion of tasks, address delays, and manage procurement of high-quality fixtures, furnishings, and appliances while optimizing cost and shipping logistics.
Key Responsibilities
Construction Oversight

Monitor daily/weekly progress of renovation work against the architect's plans and builder's contractual obligations.

Conduct on-site inspections to verify completion and quality of assigned tasks.

Document project milestones and maintain detailed progress reports.

Flag issues of delay, non-compliance, or incomplete work to the architect, builder, and Owner for timely resolution.
Procurement & Logistics

Research, compare, and source household fixtures, furniture, appliances, and other finishes for the property, balancing quality, aesthetics, and price.

Manage purchase orders and maintain accurate procurement records.

Coordinate shipment consolidation to Jacksonville, FL for containerized delivery to Puerto Rico.

Track shipments and ensure timely delivery to the project site.
Stakeholder Communication

Serve as the primary on-site representative for the Owner, attending all project meetings.

Prepare and present project status updates to the Owner.

Act as liaison between the Owner, builder, architect, and other stakeholders to ensure alignment and timely decision-making.
Qualifications

Bachelor's degree in Construction Management, Architecture, Interior Design, or related field preferred; relevant experience considered in lieu of degree.

Minimum 3 5 years' experience in project management for construction, renovation, or interior build-outs.

Proven ability to interpret architectural drawings and construction contracts.

Strong organizational skills and attention to detail.

Excellent negotiation and vendor management skills.

Proficiency in online research, procurement, and logistics coordination.

Strong communication skills in English; Spanish proficiency highly desirable.

Ability to work on-site in Old San Juan on a regular basis.
