Job Description

Next Modular is seeking an energetic, creative, and organized person to take on the role of Pre Construction Coordinator. This role ensures that our customers move from the feasibility study phase to full contract in a timely manner while solidifying the details of their desired home build.

If you believe you would be a great fit for this position, please include your resume and a cover letter that outlines why you would be a great fit.

Overview:

At Next Modular, customers first commit by signing a $2,500 Feasibility Study Agreement. At this point, they have a general idea of what they want to build, but many critical details-like decor selections, finish specs, and scope of work-are still undecided. The Pre-Construction Coordinator is responsible for shepherding the customer through this early stage, translating their conceptual ideas into clear, buildable plans, and ensuring our final contract reflects exactly what the customer wants.

Key Responsibilities:

Post-Feasibility Handoff & Customer Onboarding
Receive handoff from Sales once the Feasibility Study is signed
Set expectations with the customer about the pre-construction process and next steps

Selections & Design Coordination
Lead customers through the process of choosing finishes, fixtures, and other decor selections
Collaborate with drafting and design to refine floorplans and layout adjustments as needed

Scope & Specification Finalization
Clarify upgrade requests, site-specific needs, and scope assumptions to ensure nothing is left vague
Identify missing information and proactively work with the customer and vendors to fill in gaps

Internal Liaison
Serve as the primary bridge between the customer and internal teams (Estimating, Drafting, Operations)
Communicate all updates, changes, and selections in an organized and timely manner

Finalize Contract Pricing
Work with the site supervisor and/or remote PM to ensure that the bid proposals we have received are competitively priced and cover our desired scope of work
Facilitate owner sign-off to approve final contract pricing

Contract Preparation Support
Gather and verify the full scope of work, selections, and assumptions to prepare for contract writing and pre-construction meetings with the customer, salesperson, and operations team
Review draft contracts to ensure they accurately reflect all finalized details

Timeline & Communication Management
Track progress of the pre-construction process and follow up on outstanding customer items
Keep customers informed, aligned, and engaged without letting momentum slip

Documentation & Record Keeping
Maintain meticulous records of customer selections, communications, and project decisions
Ensure all documentation is current and organized before handoff to Project Management

Qualifications:
Experience in construction, residential design, or client coordination preferred
Ability to translate customer vision into clear specs and actionable details
Strong interpersonal and communication skills-both written and verbal
High attention to detail and task follow-through
Familiarity with modular home construction is a plus
Tech-savvy and organized; able to manage multiple projects simultaneously
