Brief Job Overview/Summary

Under the direction of the Supervisor of Building Repairs or other supervisory officer, in a large state department, institution, or agency, supervises employees engaged in the repair, maintenance, minor construction, adjustment of mechanical installations and equipment, and maintenance of grounds; does other related work.

Descriptions of Essential Duties/Responsibilities:

EXAMPLES OF WORK:

  • When work programs and procedures have been approved, assists in assigning and instructing employees working in plumbing, steam, electric, refrigeration, water and sewerage, carpentry, painting, masonry, sheet metal, repair work, and other types of maintenance work.
  • Conducts periodic inspections of the varied maintenance yards throughout the state concerned with buildings and structures, notes potentially or actively dangerous conditions, and ascertains the nature and extent of needed repairs.
  • Assists in issuing shop orders to all craft persons and other employees and sees that work projects are completed in an efficient manner.
  • Assists in scheduling and coordinating the flow of materials with the assignments of maintenance personnel that the order of work and job progress are properly maintained.
  • Assists in supervising the work of employees engaged in simple and/or complex steam, electrical, refrigeration, water and/or sewage, painting, carpentry, masonry, metal, and other work.
  • Obtains, stores, safeguards, records, distributes, and supervises the use of equipment and supplies.
  • Assists in establishing effective preventative maintenance procedures.
  • Prepares work progress and other reports.
  • Maintains needed records and files of personnel, equipment, materials, supplies, work done, and time spent; maintains an upto- date file system with necessary shop drawings, manuals, and plans of buildings and equipment.
  • Prepares layout sketches and instructions for installation of new heating systems.
  • Will be required to learn to utilize various types of electronic and/or manual recording and information systems used by the agency, office, or related units.

Required Qualifications:

  • Two (2) years of supervisory experience in the maintenance and repair of buildings and grounds which shall have included the preparation of cost estimates and workable shop drawings.

Preferred Qualifications:

  • Appointees will be required to possess a driver's license valid in New Jersey only if the operation of a vehicle, rather than employee mobility, is necessary to perform the essential duties of the position.
