Description:
To maintain a safe, comfortable and functional environment in all town and school buildings in a cost effective, customer oriented manner that helps the town fulfill its mission of service to its residents and protects the capital investment made by the town in public facilities.
Maintenance functions include routine and emergency repairs and scheduled preventive services for all building systems, weekend building checks, and on call services.
Performance Responsibilities:
General Performance Responsibilities:
Perform all emergency repairs to town buildings and equipment.
Perform preventative maintenance inspections.
Keep Supervisor informed of the progress of the work and any significant developments as they occur.
Keep all work areas free and clear of debris.
Perform building security checks including boiler and refrigeration equipment.
Perform miscellaneous related duties as required by the Director of Facilities
Primary Performance Responsibilities:
Wire new areas. Responsible for pulling electrical permits when required.
Replace or repair switches, ballasts, lamps, and motors, etc.
Maintain on a regular schedule all motors and other mechanical equipment requiring preventive maintenance services.
Respond to any emergency situations when called upon by the Director of Facilities, Assistant Director of Facilities and or the Maintenance Foremen.
Ensures compliance with all applicable safety regulations, building codes and safety requirements.
Troubleshoot electrical systems and perform corrective maintenance in a timely fashion.
Identifies and corrects health and safety issues in a time efficient manner.
Assists the Director of Facilities, Assistant Director, Maintenance Foreman and or the Project Manager with the review of construction documents for both new and renovation projects.
Assists in the development of the building preventive maintenance plan.
Assist with the ongoing updating and implementation of planned preventive maintenance.
Performs corrective action and preventive maintenance regarding building systems.
Obtain materials and supplies needed to complete the assignment.
Assure compliance with building, health and safety codes and standards.
Maintain records of work performed including labor and materials used; receive work orders and determine priorities; estimate materials needed; request materials needed according to established guidelines.
Work from plans, oral instructions, sketches and blueprints.
Drive a Town vehicle to work sites; check oil, fuel, water levels and tires.
Perform related duties as assigned.
Miscellaneous Performance Responsibilities:
Assist other working trades as needed.
Heating (HVAC):
Replace or repair all heating equipment, water circulating pumps, boilers, compressors, related machine room equipment, electrodes, univents, , etc.

Must possess the ability to:
Perform a wide variety of skilled journey-level Electrical work in the maintenance and repair of Town facilities and equipment.
Read and interpret shop drawings, sketches, plans and specifications
Prioritize, schedule, assign and review work.
Interpret, explain and apply codes, rules and regulations involved in assigned maintenance activities.
Effectively and safely operate a variety of tools and equipment used in the skilled carpentry trade. Understand and follow oral and written directions.
Communicate effectively both orally and in writing.
Estimate labor and material cost for specific projects.
Make arithmetic calculations quickly and accurately.
Work independently with little direction
Meet schedules and time lines
Maintain routine records.
Establish and maintain cooperative and effective working relationships with others.
Observe legal and defensive driving practices
Operate a town vehicle.
Physical and Environmental Demands:
The physical and environmental demands described here are representatives of those that must be met by an employee to successfully perform the essential functions of this job.
Work is to be performed both inside and outside and the employee may be subject to loud noise, exposure to extremes of heat and cold temperatures and inclement weather.
Employee is subject to one or more hazards such as those associated with working near heavy equipment, mechanical and electrical systems, working in a cramped or restrictive work space, climbing ladders and working from scaffolding and aerial lifts.
Work is mutually mental and physical, requiring an intellectual nature. While performing the functions of this job, the employee is required to traverse uneven terrain, stand, walk, sit, talk and hear for an extended period of time. Frequently required to use hands to finger, handle, or feel objects, tools, or controls; operate keyboards and keypads; reach with hand and arm; crawl and climb; bend or stoop, push and pull. Specific vision abilities required include close and medium distance vision and ability to adjust focus. Employee must be able to hear normal sounds, distinguish sound as voice and communicate through human speech. The employee is required to lift and carry equipment and supplies weighing up to 75 pounds.
Qualifications:
Must have a valid drivers license.
Five (5) years of experience in the electrical trade.
Possess a current Massachusetts Journeyman Electrician License. Master License preferred.
Employment is contingent upon successful completion of a criminal record check (CORI), National Fingerprint-based criminal check, and a successful completion of a pre-placement medical exam.
Thorough knowledge of all codes pertaining to the maintenance and installation of electrical systems.
Expertise with electrical circuits, transformers, fuses, motors, relays, magnetic starters, switches, grounds, shorts, faults, voltmeters, and other test equipment.
Fire Alarm System Knowledge
Demonstrated ability to perform a wide variety of skilled and unskilled electrical tasks using hand or power tools, and related equipment to maintain buildings and equipment as detailed in the performance responsibilities listed below.
Ability to work effectively in a fast paced environment.
Good oral and written communication skills.
