The Senior Maintenance Mechanic organizes and guides the service activities of a team of Maintenance Mechanics. This role leads the zone team effort in reactive maintenance and troubleshooting tasks on heating, ventilating, air conditioning, kitchen equipment, and other mechanical, electrical and plumbing systems and system components. The zone team also takes charge of building services emergencies as needed during weekdays, holidays, and weekends. The Senior Maintenance Mechanic provides technical assistance and guidance to customers, contractors, and project managers. This role also assists the preventative maintenance (PM) team as needed.

Duties and Responsibilities
Lead a team in diagnostics, maintenance, and repair of heating, ventilation, air conditioning, commercial refrigeration, plumbing, kitchen equipment and other mechanical/electrical systems. This leadership involves:
Prioritizing and leading the service activities of a team of Maintenance Mechanics.
Conducting daily communication over email, phone and work order system.
Inspecting, diagnosing, maintaining, and repairing mechanical building systems and associated equipment. Conducting daily building automation system checks and adjustments. Calibrating system controls and thermostats.
Overseeing controlled shut-down of systems prior to repair work, and system start-up and verification of proper operation.
Assisting Maintenance Mechanics with parts procurement, mechanical system operation and maintenance research.
Overseeing the maintenance of tools, and service equipment, and ensuring that mechanical areas are kept clean and orderly.
Perform or delegate minor plumbing and electrical repairs.
Providing oversight of water systems including preventative maintenance, seasonal chiller condenser tube cleaning, cooling tower cleaning, start-up treatment and hydronic heating HW closed loop system testing and treatment.
Work in partnership with PM staff, Mechanics and Service Manager to develop and update PM task lists and to maintain electronic work order and TMA systems.
Adhere to all safety procedures including lock-out/tag-out procedures, MSDS safety warnings, required personal protection equipment, and OSHA requirements. Advise supervisor of any unsafe work conditions encountered and/or conditions found in equipment that could pose hazards to others.
Assist Service Manager, colleagues and contractors with consultation and system information.
Required Knowledge, Skills and Abilities
High school diploma or GED
Five years professional experience in relevant building or mechanical/equipment maintenance or equivalent combination of experience and training
Valid driver's license with a satisfactory driving record
Must be available to work weekends and holidays in a scheduled rotation
Successful participation in technical courses in building automation, HVAC, commercial refrigeration
Required Abilities:
Work at heights using ladders and aerial work platforms such as boom lifts (60' max) scissor lifts, and telescoping lifts
Pass a standard half face mask respirator Fit-Test, and work for extended periods in the associated environment/working conditions for internal fan plenum and coil cleaning
Basic computer proficiency and ability to learn computerized tasks quickly and effectively
Comprehend and follow written work orders, checklists, manuals, specifications, material safety data sheets, diagrams, sketches, floor plans, and controls sequences of operations
Required Knowledge:
Repair, maintenance, and operational principles of relevant building systems and components
Advanced level DDC and/or pneumatic equipment
Control systems' strategies and layouts
Relevant federal, state and local codes and regulations
Relevant occupational hazards and safety precautions and procedures
Preferred Knowledge, Skills and Abilities
Associate degree or certification in building environmental systems or equivalent is desirable
Participation in technical training courses involving plumbing, electrical, and mechanical systems
