About the position\:

We are currently seeking a Land Development Project Manager for our growing Birmingham/Tuscaloosa division! This position develops raw land for home and amenities construction in new communities while managing vendor and contractor relationships.

Essential Functions\:

  • Review all civil improvement plans, geotechnical evaluations, landscape plans, and project specifications to deliver finished lots for home construction; assist civil engineers as needed for plan clarification and revisions
  • Implement and oversee the development and scheduling for infrastructure installations including preparation for home lots, model homes, project landscaping, and both parks and amenities construction; meet with appropriate officials during the installation and inspections of the project components
  • Review land development contracts awarded to subcontractors for development projects
  • Ensure project schedule and critical path sequence is accurate and up-to-date; identify and report any delays to necessary stakeholders
  • Track and communicate key projected milestones to internal departments and relevant external stakeholders; ensure all parties have current information for timing, design elements, access to development status, and landscaping or hardscape improvements
  • Coordinate bid process including review and award process; develop contract scope of work, and pay-scales for bids; assemble documents and plans for bid packages
  • Develop budgets, identify shortfalls, use construction plans to calculate quantities for budgeting and bidding
  • Work with subcontractors’ offices and field personnel; oversee, review, and approve field purchase orders
  • Represent Land Development in on-going site issues requiring communication with superintendents for infrastructure installation, maintaining “as-built” plans, drainage plans, home building lot issues, landscaping, and hardscaping improvements, and maintenance
  • Oversee best management practices related to SWPPP and dust control; ensure compliance with all local, state, and national codes, ordinances, and regulations
  • Other duties as assigned

Required Qualifications\:

  • Associate degree or certificate from a two-year college or technical school in Project Management, Business, Real Estate/Land Development, Construction, or other closely related field of study
  • Minimum 3 years of related experience and/or training in civil construction, landscaping, irrigation systems, hardscape installation/maintenance, or other related field
  • Demonstrated proficiency with project management/scheduling software
  • Demonstrated proficiency with Microsoft Office Suite and email

Preferred Qualifications\:

  • Bachelor’s degree from a 4-year university or college in Business, Real Estate/Land Development, Construction, or other related field of study
  • 3 years of project management experience; construction project management is highly preferred
  • Bilingual
  • Valid driver’s license, reliable personal transportation, and ability to

Working environment\:

Land Development Project Managers generally work both in the field and in a typical office environment. They may have regular exposure to outside weather conditions, moving mechanical parts, high precarious places, and risk of electrical shock. The noise level is generally loud on a regular basis while in the field. Candidates should be able to stand for at least 4-hours straight, up to a full 8-hour day as well as sit for extended periods of time; kneel; bend at the waist; climb ladders, scaffolding; balance; stoop; crouch or crawl; walk up and down stairs; traverse across unlevel terrain; use hands and fingers to handle or feel; reach with hands and arms; and hear and talk. Specific close, distance, color, and peripheral vision abilities are required for this role. Candidates regularly lift and/or move up to 50 pounds.
