Responsibilities

The Design Project Manager will participate in all aspects of design project management. S/He will focus on the coordination of consultants’ work from pre-schematics through construction.

Design and Planning- under the leadership of the Vice President the Project managers will assist in:

  • Development & Issuance of required RFPs for design, engineering, and specialty consultants
  • In consultation with the development group, operating partners, and outside consultants, develop the project program and basis for design
  • Produce comprehensive leveling documentation for proper recommendations concerning competitive design fees, including both cost and man-hour estimates as applicable
  • Knowledge of local Zoning, Planning, and Building Code
  • Close collaboration with leasing and marketing group so that the market driven objectives are achieved through design
  • Close collaboration with Building Management group so that all supporting spaces and requirements for sound operational functions are achieved through design
  • Knowledge of structural and mechanical systems
  • Experience in both design and construction process to ensure all relevant construction information is achieved by the respective design teams.
  • Coordinate presentations such that the extended team is informed of design progress
  • Maintain all project files, samples, and other project specific information

Consultants

  • Assist in assembling the right team of consultants in order to produce the highest quality product
  • Issue RFPs; produce leveling documents
  • Review and comment on all deliverables

Schedules

  • Develop and maintain deliverable schedules
  • Collaborate closely with other groups internally so that documents are delivered and evaluated within the timelines established
  • Capable of identifying any discrepancies between deliverables and constantly evolving project objectives
  • Identify and maintain any timelines that are related to the Department of Building or any other government agency

Meetings

  • Attend periodic coordination meetings involving related consultants so that information is shared, and dialogue is constant
  • Record and minute all meetings and keep track of attendees’ input.

Construction

  • Knowledge of construction sequencing, materials, and methods
  • Must be capable of working with construction teams to clarify and/or direct any in-field design decisions
  • Provide support to clarify scope during bidding

Qualifications

  • Minimum of 3 years as a Project Manager for Architectural projects required
  • Strong project management skills, results-driven, adaptable with ability to manage multiple priorities and meet deadlines
  • Knowledge of mechanical and electrical systems
  • Construction/field experience
  • Creative and innovative problem-solver
  • A strategic thinker with a keen understanding of value creation
  • Naturally thinks and acts like an owner
  • Superior interpersonal skills:
    - Ease in working with people up and down the organization hierarchy
    - Naturally adaptive to different audiences
    - Diplomatically assertive
  • Ability to properly assess critical issues and develop proper solutions balancing aesthetic, functional, schedule, and budget constraints
  • Strong sense of integrity and ethics. Values entrepreneurialism. Demonstrates strong intellectual curiosity; always seeking new approaches
  • Excellent written and verbal and communication skills
  • Bachelor’s degree in architecture required, masters preferred
