JOB SUMMARY: Under the supervision of the HVAC and Mechanical Services Manager, the HVAC technician is responsible for the day-to-day operation and maintenance of heating, ventilation, and air conditioning systems, as well as other mechanical systems within a building or facility. The HVAC equipment you will be servicing includes but is not limited to large and small rooftop units, split systems, chillers, and boilers. Does other related duties.
JOB REQUIREMENTS: The Operating Engineer, HVAC Mechanic specializes in Heating and Air Conditioning (HVAC) and is responsible for the maintenance of all low-pressure boilers, chillers, pumps, cooling towers, motors, generators, chemical feeders, air handlers, fan coil units, valves, and other related or auxiliary equipment used for heating and air conditioning systems.
Operates maintains Building Management Systems for temperature control systems for HVAC Systems and equipment. Must ensure these systems run efficiently and safely, addressing malfunctions and performing routine maintenance.
Makes repairs and adjustments to heating and air conditioning equipment. This includes tasks like operating and monitoring HVAC equipment, performing preventive maintenance (cleaning filters, inspecting equipment, etc.), and troubleshooting issues. Supporting on-call or emergency response situations, as needed for ensuring optimal comfort and energy efficiency.
Diagnoses and repairs problems with HVAC systems, that require knowledge of electrical, plumbing, and mechanical systems. Identifying and resolving issues with HVAC systems, including electrical and plumbing components. This includes adjusting air conditioning units, checking exhaust and supply fans, and ensuring proper ventilation. Ensures adherence to safety protocols and regulatory standards related to HVAC systems.
The role may involve physical activities such as lifting, climbing, and working in various environments. This position has working conditions that may expose you to various weather conditions and require you to work outside normal working hours including evening, weekends, and holidays.
EXPERIENCE: Two (2) years of proven work experience in commercial Heating, Air Conditioning and Ventilation systems with knowledge of service, maintenance, and repairs. Including strong mechanical, troubleshooting, and diagnostic abilities.
LICENSE AND EDUCATION REQUIRMENTS:
Appointees are required to possess a clean valid driver's license in New Jersey to perform in essential duties of the position.
Appointees are required to possess or obtain the NJ Blue Seal Refrigeration License in the required categories.
Appointees are required to possess or obtain a valid Air Conditioning and Refrigeration Technician Certification issued under the authority of the Federal Environmental Protection Agency (EPA 608 Universal Certification).
EPA Universal Certification and OSHA 30 Certification preferred
KNOWLEDGE AND ABILITIES:
A good understanding of HVAC systems, including boilers, engines, motors, and auxiliary equipment, is essential.
Knowledge of the problems involved in installing and maintaining all types of HVAC Systems.
Knowledge of types of boilers, engines, motors, and auxiliary equipment used in power heating plants and air conditioning systems, and their proper use, care, adjustment, and maintenance.
Knowledge of problems, procedures, and methods used in operating, maintaining, and making minor repairs and adjustments to types of feed and vacuum pumps, generators and motors, feed conveyors, blowers, and automatic stokers.
Knowledge of operating characteristics, controls, adjustments, and repairs common to air conditioning systems.
Ability to analyze heating and air conditioning system operation and maintenance problems, organize assigned work, and develop effective work methods. Ability to work cooperatively with associates and with those concerned with the operation and maintenance HVAC
Ability to operate, maintain, and make repairs to varied types of HVAC equipment, motors, electrical generating equipment, and other types of machinery and equipment used in mechanical operations.
Ability to obtain, store, and safeguard the use and recording of equipment, materials, and supplies.
Ability to prepare simple reports, records and files utilizing various types of electronic and/or manual recording and information systems used by the agency, office or related units.
Ability to read, write, speak, understand, and communicate in English sufficiently to perform the duties of the position. American Sign Language or Braille may also be considered as acceptable forms of communication.
