The Central Plant Supervisor is responsible for ensuring the safe, efficient, and compliant operation of boiler and chiller systems, as well as overseeing the preventative maintenance program for all facility systems. This includes HVAC, plumbing, electrical, fire safety, and other mechanical systems. The supervisor will lead a team of maintenance technicians, develop and manage maintenance schedules, troubleshoot and repair equipment, and ensure compliance with all safety and regulatory standards. This role requires in-depth knowledge of boiler and chiller operations, strong leadership abilities, and a proactive approach to minimizing downtime and optimizing system performance.

Must be available to work any shift or schedule, including overtime as required. Facilities staff may be expected to report during emergency closures or inclement weather to perform essential duties, including snow removal.

Knowledge, Skills and Abilities
Knowledge
- In-depth knowledge of boiler and chiller systems (steam, hot water, gas, electric, etc.), including operation, maintenance, troubleshooting, and applicable codes and regulations (e.g., ASME, NFPA).
- Understanding of building systems maintenance principles, including HVAC, electrical, plumbing, fire safety, and general mechanical systems.
- Knowledge of OSHA regulations, environmental standards, and safety protocols related to boiler/chiller operations and general facilities maintenance.
- Familiarity with designing, implementing, and maintaining effective preventative maintenance schedules to optimize performance and minimize downtime.
- Understanding of automated systems that monitor and control heating, cooling, and ventilation functions.
- Knowledge of maintenance management software for scheduling, tracking, and documenting tasks and work orders.
Skills
- Strong diagnostic and troubleshooting skills for boiler, chiller, and other facility systems to reduce downtime and operational disruption.
- Skilled in hands-on repair, maintenance, and installation of mechanical, electrical, plumbing, and HVAC systems, including specialized boiler and chiller equipment.
- Excellent verbal and written communication skills to effectively interact with team members, contractors, and leadership, and to prepare clear documentation and reports.
- Strong organizational and time management skills with the ability to prioritize tasks and manage multiple projects under strict timelines.
- Budget management skills, including procurement of materials, tools, and services necessary for ongoing maintenance operations.
Abilities
- Proven ability to lead and supervise a team of maintenance technicians, including providing direction, training, and performance management.
- Ability to enforce safety standards and ensure compliance with regulatory requirements, fostering a safe working environment.
- Ability to thoroughly inspect and monitor systems (e.g., boilers, chillers, HVAC, plumbing) to identify issues before they escalate.
- Ability to make quick, informed decisions during emergencies to resolve equipment failures and prevent service interruptions.
- Ability to adapt to evolving priorities, new technologies, and industry best practices in facilities management.
- Ability to mentor and train staff on technical procedures, safety protocols, and equipment maintenance practices.
- Ability to respond effectively to facilities-related service requests and deliver timely, reliable solutions to maintain smooth operations.
Required Qualifications
Experience:
- Five (5) years of experience in the building trades, including a minimum of two (2) years in a supervisory role focused on HVAC systems, energy management, and preventive maintenance.
Licensure/Certification:
- Boiler Operator License or Certification (or the ability to obtain within six (6) months of hire)
- Certified Boiler Technician (specific to ETSU)
Preferred Qualifications
- 5+ years of experience in facilities maintenance, with at least 2 years in a leadership or supervisory role.
- Proven experience with boiler systems, including operation, maintenance, troubleshooting, and repair.
- Experience managing preventative maintenance programs for a variety of facility systems, such as HVAC, plumbing, electrical, fire safety, and other building systems.
- Experience in budgeting and resource allocation for maintenance activities.
- Prior involvement in safety compliance and adherence to industry regulations related to
boiler operations and general facility maintenance.
