Assistant Pre-Construction Manager

Discovering your exciting role

The Assistant Pre-Construction Manager will work directly with the project management team to help execute the project per the contract documents. They will collaborate with the engineering and design teams to ensure that Exentials’s large scale modular construction projects are completed on time, within budget, within spec, and meet the required quality standards.

Explore your tasks and responsibilities

  • Review and understand client-provided RFP documents, including Architectural, Structural, Mechanical, Process, and Electrical drawings and specifications to understand the required project scope of work.
  • Development and/or take ownership of the scope specific Lateral (System) Matrix for the project duration
  • Prepare vendor exclusion and clarifications to be included in client proposals
  • Defining Long Lead Items
  • Quantify and develop take-off for project scope
  • Prequalification and Non-Disclosure Agreements
  • Preparation of Vendor Bid Docs, RFP or similar (Request for Proposal)
  • Prepare scope documents
  • Prepare preliminary schedules based on client RFP documents and scope of work
  • Estimating and scheduling (general)
  • Client Proposal Development, Budget Formatting, and Submission
  • Assist in processing RFI’s (Request for Information) as required
  • Assist in preparing Submittal Documents, tracking and follow-up with the Submittal Process as required
  • Understand and manage Vendor and Subcontractors scope of work for the project to include managing changes
  • Prepare client change order documentation based on project team input and coordinate internal reviews
  • Project Schedule updates using Excel and Microsoft Project or similar scheduling software
  • Participate in weekly vendor meeting (prepare/update vendor meeting minutes)
  • Participate in weekly project meetings
  • Work with the Procurement Manager and Project Controller to understand the project value/Control Budget
  • Work with the Pre-Construction team to assist with the growth and development of Project Coordinators
  • Work with awarded Subcontractors to align on schedule, budget, changes in scope, logistics, daily planning and weekly look-aheads
  • Prepare preliminary visual schedules and project schedules to align with Exential’s build sequence and align with the Master Project Schedule
  • Work with Precon and Procurement Manager to Prepare Vendor List as needed for new project
  • Work with Precon and Procurement Manager to prepare vendor recommendations prior to Bid Award. Review Bid Tabs in accordance with Project Guidelines for submission to client
  • Work with the Procurement Manager to maintain and update all Vendor deliverables of fabrication to the Integration Shop
  • Attend weekly job-site meetings for coordination and alignment with Exential crew and the Construction Manager (virtual or in-person)
  • Willing/Able to travel for durations up to 2 weeks at a time to support project jobsite activities and develop competency with our operations (differs by project). This provides an ideal opportunity to experience and gain an understanding of our modular process at our Offsite Modular Facility (OSM+) as well as spending time at the job site

Qualifications:

  • Foundational understanding or experience in the construction industry and/or manufacturing of modules assemblies.
  • Proficient understanding of P&ID scope documents and specifications required for vendor scope development packages.
  • Proficient with MS Office applications (Word, Excel, Power Point, Teams, Outlook and MS Project) is a must. Working knowledge of PDF editor and File Sharing a plus.
  • Proficiency in English language with excellent communication skills (written and verbal).
  • Excellent organization and attention to detail.
  • High level of interpersonal skills to handle sensitive and confidential situations. Position continually requires demonstrated poise, tact and diplomacy.

The ideal candidate will possess the following qualities and experience:

  • Bachelor’s Degree in Construction or Engineering discipline or closely related subject, OR equivalent yrs experience.
  • Very strong oral and written communication skills.
  • High energy level, self-motivated and directed, with a keen attention to detail.
  • Able to prioritize and execute tasks in a high-pressure environment.
  • Strong sense of urgency.
  • Very strong customer-service orientation.
  • Ability to solve constantly evolving problems while working with a team to find a solution that is best for the project/team
  • Thorough understanding of construction procedures, fabrication drawing detailing requirements, project specifications and contract document (bid document) requirements.
  • Proficiency with Microsoft Office tools.
