POSITION SUMMARY:

This position is responsible for the maintenance of buildings and grounds and overseeing staff and upkeep of equipment and supplies for assigned properties. This position is also responsible for maintaining tenant relationships, enforcing leases and responding to tenant maintenance requests/inquiries.

DUTIES AND RESPONSIBILITIES:

• Maintain the day-to-day operations of assigned properties. Coordinates and schedules work activities of maintenance staff and contractors and oversees construction design and space planning projects.

• Oversees all aspects of building maintenance on assigned properties to include plumbing, HVAC, electrical and any structural issues. Ensures routine scheduled maintenance and any repair of buildings, grounds and associated systems and equipment are completed in an accurately and timely fashion.

• Monitors the safety and cleanliness of both interior and exterior areas at all building sites.

• Ensures all properties are prepared for any changing weather conditions.

• Ensures compliance with health and safety regulations for assigned properties.

• Creates and maintains reports on all maintenance, repairs, safety requirements to include but not limited to costs, scheduled contract renewals, and any projected repairs.

EXPERIENCE AND QUALIFICATIONS:

• Bachelor’s degree in facility management or related field or equivalent work experience.

• A minimum of six years of experience managing multiple office buildings and surrounding property required.

• Supervisory experience preferred.

KNOWLEDGE, SKILLS AND ABILITIES:

• Knowledge of heating, ventilating, and air conditioning (HVAC), plumbing and electrical systems required.

• Knowledge of national, state and local building codes and regulations as they pertain to property management.

• Strong project management skills for planning and executing multiple projects and priorities.

• Excellent communication skills with the ability to organize, present, and articulate ideas both verbally and in writing.

• Attention to detail with a demonstrated commitment to excellence and performance improvement and the drive to deliver quality and value-added results and outcomes.

• Ability to work effectively in a fast-paced, high-energy, demanding and deadline driven environment.

• Ability to lead, train, guide others to understand and accomplish tasks/duties/responsibilities.

• A professional presence and strong interpersonal skills for interacting in a courteous, timely, and diplomatic manner with all levels of employees as well as other parties/stakeholders involved inside and outside the company.

• Ability to travel locally between properties and work hours outside regular office hours as needed.

• Ability to be on-call as needed.

PHYSICAL DEMANDS:

This position requires the ability to communicate and exchange information, utilize equipment necessary to perform the job, and move about the office. This position may require moving/lifting/carrying/pushing/pulling up to 50 pounds of equipment.

WORK ENVIRONMENT:

Standard office environment and, on occasion, working outside and exposed to all weather conditions.

COMPENSATION SUMMARY

The annual base salary for this position ranges from $88,100. to $134,400. This salary range represents a general guideline as MSD considers other factors when presenting an offer of employment, such as scope and responsibilities of the position, external market factors, and the candidate’s knowledge, skills, abilities, education and experience. Employees may qualify for a discretionary or non-discretionary bonus in addition to their base salary. These annual bonuses are intended to recognize individual performance and enable employees to benefit from the Company's overall success.
