Kumi Construction Management Corporation (KUMI) is seeking a Construction Manager (Owners Representative) who will serve as the primary liaison between the project owner and the project team, overseeing all aspects of planning, design coordination, permitting, procurement, and construction of vertical construction projects. The role involves ensuring that the owners interests are represented throughout all project phases, with a focus on cost, schedule, quality, and safety. Projects may include government buildings, educational facilities, office spaces, mixed-use developments, and other institutional structures.

Key Responsibilities:
Represent the owners interests throughout the design, bidding, construction, and closeout phases of multiple vertical construction projects.
Coordinate with architects, engineers, general contractors, and local permitting authorities.
Monitor project schedules, budgets, and scopes; provide regular progress reports and recommendations to the owner.
Conduct and/or attend project meetings; track action items, manage RFIs, submittals, and change orders.
Provide technical oversight and quality assurance to ensure design intent and construction best practices are followed.
Assist in contractor selection, contract negotiation, and administration.
Monitor compliance with all local, state, and federal building codes, regulations, and environmental requirements.
Ensure construction safety protocols are upheld and that project risks are proactively managed.
Manage project close-out including punch lists, warranty documentation, as-builts, and occupancy.

Qualifications:
Bachelors degree in Construction Management, Civil Engineering, Architecture, or a related field (Masters preferred).
Minimum of 7 years of experience managing vertical construction projects, with at least 3 years acting in an owners representative or construction management role.
Strong working knowledge of the permitting processes, local codes, and regional construction practices.
Experience with public or institutional construction projects preferred (e.g., municipal, educational, healthcare).
Proven ability to manage multiple stakeholders and resolve project issues diplomatically and efficiently.
Proficiency in construction project management software (e.g., Procore, MS Project, Primavera, Sharepoint).
Strong communication, organizational, and leadership skills.
PMP, CCM, or PE license a plus.
