HVAC Technician

This position is responsible for operating, maintaining, and repairing facility HVAC equipment, .

Perform and manage team on HVAC installation, repair, and maintenance of equipment and controls located in the interior and exterior of building. Installs, repairs, and maintains HVAC operating equipment and machinery. Conducts a routine and on-going assessment of the building systems operations.

Principal Job Duties and Responsibilities

Equipment Management:

• This includes maintaining and repairing heat pumps, air handling units, exhaust fans, fume hoods, fan coil units, reheat coils, and other associated mechanical equipment.
• Additional duties will include troubleshooting customer service calls for temperature comfort inside our buildings and supporting maintenance technicians as needed. Maintaining accuracy of system documentation and limited support of new installation projects may be required.
• Assist when necessary the Operations Manager in overseeing and monitoring the operation and make adjustment of refrigeration, heat exchanger, HVAC, electrical, emergency backup systems and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to assure proper operation of equipment.
• Performs preventive maintenance on all base building and critical system equipment which includes but not limited to: assembling all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount disruption, conducting immediate cleanup of work area, completing the preventive task sheet, returning tools to workshop, and unused supplies to store room, reporting any impending supply or material shortages to the Services Administrator and advising the Operations Manager of any equipment problems.
• Requires weekend shift and after-hour emergency response time.
• Maintains tools and orders supplies as required for installation and repairs.
• Complies with departmental policy for the safe storage, usage and disposal of hazardous materials.
• Maintains a clean and safe workspace.
• Performs other duties as assigned.

Qualifications

• Position Specifications:
  
  Education - High school diploma or state equivalent required completion of apprentice program. Additionally, minimum of two years of related trade schooling or military experience.
  Experience Minimum 3 years field experience with trade school training OR 5 years total field experience.

Special knowledge and skills - Skilled in use of tools and machinery common to trade and craft. Knowledge of OSHA standards and City Codes with respect to HVAC systems.
Personal characteristics - Team player, hard worker, good interpersonal skills, ability to communicate well in both oral and written reports.
Familiar with computer equipment and programs.
Minimum of four (4) years of technical and supervisory experience in building engineering with a strong background in technical aspects of packaged HVAC equipment repair, maintenance and overall system design and application.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. This position requires working outdoors, in mechanical/equipment rooms and possible extreme weather conditions. While performing the duties of this job, the employee is regularly exposed to moving mechanical parts and heavy equipment. The employee is frequently exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; outside weather conditions; risk of electrical shock (high voltage); and vibration. The employee is occasionally exposed to toxic or caustic chemicals, extreme cold, and extreme heat. The noise level in the work environment is usually loud.
