Reports To: Director of Support Services

Salary Range: $85,000 - $123,000 annually. Final compensation will be determined based on tenure, relevant experience, and qualifications.

SUMMARY

Plans, directs, and coordinates activities concerned with design, construction, modification, and maintenance of equipment and machinery within Welia Health. Supervises and coordinates activities of workers engaged in maintaining and repairing physical structures of buildings and maintaining grounds by performing the following duties.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Establishes standards and policies for pollution control, installation, modification, quality control, testing, operating procedure, inspection, and maintenance of equipment, and oversees maintenance of plant buildings.

Directs maintenance of plant buildings and coordinates requirements for new designs, surveys, and maintenance schedules for equipment and machinery.

Programs and operates computer/web based building operating and security systems.

Prepares bid sheets and contracts for construction and facilities acquisition.

Develops and monitors budget for maintenance department and facility operation.

Oversees water management program.

Co-manages the ergonomic program.

Co-chair for violence prevention team along with ED Director.

Oversees security at all Welia Health locations.

Maintains departmental policies and procedures, recommends necessary revisions, and ensures implementation of policies and procedures.

Establishes preventive maintenance schedules of equipment and plant, ensures schedules are followed and documented.

Coordinates hiring, training, development, evaluation and discipline of all workers within Facility Operations Department.

Directs workers engaged in painting and performing structural repairs to masonry, woodwork, and furnishings of buildings.

Directs workers engaged in ground maintenance activities such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse.

Recommends and participates in plans for facility design, and layout of rooms and departments within the organization.

Requisitions tools, equipment, and supplies.

Inspects completed work for conformance to blueprints, specifications, and standards. Tests newly installed machines and equipment to ensure fulfillment of contract specifications.

Schedules and estimates worker hour requirements for completion of job assignments. Maintains time records.

Serves as Chairperson of Safety Committee. Interprets company policies to workers and coordinates implementation of physical safety changes, improvements and compliance with safety regulations, i.e. OSHA, fire codes, and building codes.

Suggests changes in working conditions and use of equipment to increase efficiency.

Procures outside contractors to carry out specific maintenance and repair. Arranges and coordinates emergency repair necessary to continue uninterrupted facility services.

Analyzes and resolves work problems, or assists workers in solving work problems.

Initiates or suggests plans to motivate workers to achieve work goals.

Confers with other departmental managers to coordinate activities and work on problems concerning repair and maintenance of equipment and facilities, including prioritizing and scheduling projects.

May perform activities of workers supervised.

Will be responsible for implementing and practicing a continued quality improvement program within department according to the criteria of the Joint Commission.

SUPERVISORY RESPONSIBILITIES

Directly supervises employees in the maintenance department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

QUALIFICATIONS

EDUCATION and/or EXPERIENCE

Associate's degree (A. A.) or equivalent from two-year college or technical school plus at least five years related work experience; or equivalent combination of education and experience. Experience within a healthcare facility preferred.

LANGUAGE SKILLS

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

MATHEMATICAL SKILLS

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

REASONING ABILITY

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

CERTIFICATES, LICENSES, REGISTRATIONS

First Class C boilers license required, Chief Engineer Grade C boilers license preferred; CHFM desirable.
