A Mortgage Inspection Plan (MIP) is a basic property survey that is often required by a lender during the home buying process, especially for issuing a mortgage loan. It's not a full boundary survey but rather a sketch or drawing of the property showing the location of structures (like the house, garage, fences) in relation to the property lines. Key Features of a Mortgage Inspection Plan: Not a Legal Survey: It's for informational and lending purposes only not for construction or property boundary disputes. Shows Improvements: Includes the position of the house, driveways, decks, sheds, etc., relative to the lot lines. Detects Obvious Issues: Flags visible encroachments or potential zoning/setback violations (like a garage over a property line). Prepared for Lenders & Title Companies: Used to confirm that the property generally complies with local codes and matches what's on file. Low Cost & Quick Turnaround: Much less expensive and quicker to obtain than a full boundary survey. Important: A Mortgage Inspection Plan cannot be used to legally define property boundaries or settle boundary disputes. For that, you need a Boundary Survey conducted by a licensed land surveyor. *IF REPLYING DIRECTLY PLEASE INCLUDE YOUR CONTACT INFORMATION* Principals only.
