About The Role

Were seeking a Senior Project Manager to lead delivery of a 30-unit, dual-fuel HVAC retrofit across 8 multifamily buildings in Greeley, CO. This is a part-time contract role best suited for someone with 5+ years of construction experience and at least 3 years in project management, delivering multifamily retrofit, MEP-heavy, or electrification projects (20+ units). The role is primarily remote, with potential for site travel for key milestones based on your experience and working style.

Youll be accountable for delivery across timeline, budget, scope, and quality, with a strong emphasis on proactive coordination, documentation, and risk management.

What Were Looking For

  • 5+ years in construction, with 3+ years in Project Management roles with direct responsibility over scope, budget, and timeline of projects
  • Proven track record delivering multifamily retrofit, MEP-heavy, or electrification projects (20+ units)
  • Familiarity with design-build delivery models
  • Experience coordinating across:
  • HVAC and electrical subcontractors
  • Engineering teams
  • 3rd-party commissioning agents
  • Skilled at live jobsite coordination, documentation, and deliverable tracking
  • Experience working in occupied housing or affordable multifamily environments

Core Competencies

  • End-to-end project ownership: Accountable for timeline, budget, scope, and quality - with strong attention to proactive risk identification and mitigation
  • Design-build leadership: Manages evolving scopes across design and install phases, coordinating directly with MEP engineers, the internal design team, and trade partners OPR and design review facilitation: Leads Owners Project Requirements (OPR) development, design coordination meetings, and approvals across engineering, commissioning, and field teams
  • Documentation and tooling: Implements and maintains high-quality documentation (e.g., scopes, daily logs, RFI trackers, change order logs, closeout forms) with tools like Google Sheets or equivalent
  • Change orders and budget tracking: Oversees CO process, vendor invoicing, and milestone alignment to ensure fiscal clarity and control
  • Client and Owners Rep communication: Provides clear, routine updates on schedule, risks, and changes - ensuring trust, transparency, and accountability throughout
  • Field coordination and oversight: Works closely with internal crews and subcontractors to keep daily work on schedule, capture site activity, and escalate issues promptly
  • Inspection + milestone planning: Confident managing permit milestones, QA/QC workflows, and special inspections with appropriate documentation and coordination
  • Phasing + tenant access planning: Supports phased execution across occupied units, ensuring minimal disruption and clear tenant communication
  • Process-minded and tech-savvy: Brings structure to ambiguous environments, using spreadsheets, trackers, and docs to drive consistent workflows
  • Clear communicator under pressure: Keeps all teams aligned and engaged - setting a high standard for delivery
