Job Description


Position Purpose:

Manage the construction of mid-rise residential multifamily buildings.

Summary of Responsibilities/Accountabilities:

Ensure that construction is performed in accordance with plans and specifications, on schedule, within budget and to excellent quality standards.

Key Specific Responsibilities/Accountabilities:

1. Ensure a safe work environment for employees, vendors, subcontractors and visitors. Monitor work activity for compliance with OSHA standards. Participate in weekly toolbox talks with Woodmont Properties construction staff and obligate subcontractors to hold weekly toolbox talks with their staff and their subcontractors.

2. Plan and prepare construction schedules and milestones. Regularly monitor progress against established schedules and formally report status on a weekly basis. Record construction progress and actual construction dates. Forecast subcontractor resource requirements and schedule subcontractors in accordance with the construction schedules. Formulate contingency plans to mitigate any project delays. Communicate completion dates to subcontractors and set expectations.

3. Inspect all buildings/apartments under construction daily.

4. Liaison with architects, engineers, surveyors and designers, as necessary.

5. Prepare applications and documents for obtaining permits and permit updates.

6. Manage and coordinate all vendors and subcontractors associated with the development of site and buildings. Ensure the timely and accurate distribution of information (drawings, specifications, selections, submittals, etc.) to vendors and subcontractors prior to construction.

7. Review all construction drawings and specifications. Identify any discrepancies amongst drawings, conflicts and deviations from standard practices. Check and coordinate work in accordance with all construction drawings - site, architectural, structural, plumbing, electric, mechanical, low-voltage, energy compliance, interior designer, etc. Verify construction is installed in accordance with subcontractor's contract scopes of work and plan specifications.

8. Review all vendor purchase orders and subcontractor scopes. Participate in subcontractor and vendor precon meetings to review all requirements and to verify understanding and acceptance of all terms and conditions.

9. Develop and implement defect-free quality control programs and ensure vendor/subcontractor compliance. Create punchlists, communicate to the responsible parties (including entries into Procore) and ensure that remedial work is completed on a timely basis.

10. Supervise and coordinate deliveries of purchase order building materials. Count and measure deliveries as necessary - lumber, doors, windows, hardware, fixtures, etc.

11. Provide property management team and residents with a high level of support and service. Provide timely response and resolution to reported defects and punchlist items.

12. Always ensure the best possible condition and image of the site and buildings.

13. Ensure that construction is consistent with renderings, mock-ups, presentations, etc. This includes colors, textures, scale, proportions, etc.

14. Communicate with vendors and subcontractors at their appropriate levels of management (highest reasonable level). Document critical discussions and maintain meeting notes/minutes.

15. Manage and supervise the work of handymen and laborers. Monitor work hours and productivity. Consult with Senior Project Manager for approval of any overtime authorization.

16. Schedule inspections and walk-throughs with inspectors, engineers, consultants, design professionals, etc. Appropriately document inspection outcomes and follow up with action items. Immediately identify any outcomes that impact the project goals.

17. Actively participate in Procore - Drawings, Submittals, RFIs, Photos, Daily Logs, Punchlists, Schedules, etc. Regularly provide input and documentation of work progress and jobsite activity.

18. Ensure the proper care and maintenance of equipment, vehicles, tools, machinery, etc.

19. Ensure that construction sites and buildings are properly secured and protected.

20. Provide timely review of AIAs, invoices and change orders - within 3 days.

21. Participate in weekly project meetings and contractor meetings and add relevant discussion topics to the weekly meeting agenda.
