Construction Manager - Owners Representative Location: New York City-based (primary), with frequent travel to Miami, Las Vegas, California, Hawaii, and other U.S. locations as required Reports To: Chief of Operations Position Overview We are seeking an elite New York-based Construction Manager to lead ground-up builds and high-end renovations across a portfolio of ultra-luxury private residences for a highly discerning UHNW individual. While based in New York, the role involves overseeing active projects in NYC as well as travel to other properties, including Miami, Las Vegas, California, and Hawaii, often managing multiple simultaneous multimillion-dollar projects. Acting as the Owner's Representative, the Construction Manager will oversee preferred architects, designers, and contractors to ensure projects are delivered on time, on budget, and to the highest level of design and craftsmanship comparable to five-star luxury hospitality standards. The ideal candidate will have a refined design sensibility, mastery of project management systems, and deep expertise in smart home technology and high-spec building systems. This position offers the opportunity to grow alongside the Principal's long-term vision, with potential advancement into Head of Development or VP-level leadership. Key Responsibilities Project & Construction Oversight Lead concurrent construction and renovation projects, including high-profile NYC builds. Develop and maintain project budgets using conceptual estimates and detailed subcontractor/vendor pricing. Monitor budget adherence and produce clear financial reporting. Create and manage Master Project Schedules (MS Project, Gantt charts, etc.) and enforce deadlines. Conduct frequent NYC site visits and ensure OSHA compliance on all active sites. Owner Representation & Design Execution Serve as the Principal's direct representative in New York, ensuring every detail meets or exceeds expectations. Collaborate with preferred architects and world-class interior designers, making decisive design calls when necessary. Vendor & Contract Management Source, negotiate, and manage top-tier general contractors, subcontractors, and consultants, particularly in the NYC market. Draft and oversee contracts while proactively mitigating risks. Lead weekly progress meetings and maintain performance accountability. Technology & Smart Home Integration Direct installation and integration of advanced systems: Crestron, Savant, Lutron, AVB/Dante networks, and security systems. Coordinate with AV/IT integrators for robust, commercial-grade performance. Procurement, FF&E, and Logistics Oversee the procurement and white-glove installation of luxury fixtures, finishes, furnishings, and FF&E for NYC and other properties. Coordinate long-lead items and international sourcing to align with project schedules. Permitting & Compliance Manage NYC Department of Buildings permitting, inspections, and compliance, as well as jurisdictional requirements in other states. Work with expediters to streamline approvals and avoid delays. Post-Completion Transition Manage punch lists, warranty follow-up, and maintenance planning. Ensure smooth operational turnover to the Director of Residences and Chief of Staff. Confidentiality & Reporting Maintain strict confidentiality of all personal, property, and project details. Provide high-impact weekly reports to the Chief of Ops & Principal. Qualifications 10+ years managing ultra-luxury residential, boutique hospitality, or high-profile commercial projects. Demonstrated success delivering complex $5M-$25M+ builds on time and within budget. Strong design fluency and confidence making aesthetic decisions that align with UHNW client standards. Mastery of luxury-level construction methods, systems, and materials. Proficiency in project management software (Procore, Buildertrend, MS Project, etc.). Advanced expertise with smart home technologies and integrated building systems. Bachelor's degree in Construction Management, Architecture, Engineering, or related field preferred. Owner's Representative experience highly valued. Willingness to travel 40-60% as needed, with New York as the primary base of operations. Project Scope Projects typically range from $5M to $25M+ in construction value.
