Job Description

The Manager, Construction is responsible for overseeing the day-to-day execution of landlord construction projects across the portfolio. This role focuses on managing project timelines, budgets, and vendor coordination while ensuring alignment with design standards and operational requirements. The Manager supports cross-functional collaboration and helps ensure successful project delivery within established guidelines.

Responsibilities

  • Provide support to cross-functional project teams in the coordination and execution of landlord work construction projects.

  • Manage the Architect of Record (AOR) and all consultants during the design development and permitting process.

  • Ensure projects are delivered on schedule, within budget, and to establish quality standards through effective oversight of cost control, scheduling, and quality assurance measures.

  • Coordinate all landlord work construction, design and contract-related activities, including design document development, plan reviews, permitting, RFPs, bid review and contract preparation.

  • Collaborate with Legal to generate construction lease exhibits and negotiate language with tenants.

  • Lead and facilitate bi-monthly Construction Management Activity Report (CMAR) meetings, ensuring reports are updated timely and distributed as required.

  • Review and validate requests for payment related to ongoing projects, escalating issues as needed.

  • Prepare construction budgets, internal cost estimates, commitment requests, and comprehensive project schedules for leadership approval.

  • Oversee the performance of contractors and consultants by providing clear direction, project assignments, and prioritizing workloads to ensure efficient and effective project delivery.

  • Provide technical input and guidance to all project stakeholders.

  • Perform other duties as assigned.

Qualifications

  • High school diploma or GED required.

  • Possess strong interpersonal, written, and verbal communication skills in all interactions with the ability to collaborate effectively and foster a collaborative work environment.

  • Bachelor's degree in construction, engineering, construction management or related design field preferred.

  • At least 5 to 7 years of progressive industry experience, including a minimum of 3 years specifically focused on retail construction project management.

  • Strong understanding of construction documents and the ability to assess and assist in implementing design changes required due to field conditions or scope revisions.

  • Solid knowledge of construction methods, materials, and project scheduling, and best practices in construction management.

  • Experience with construction budgets, maintaining cost control, and delivering projects within scope and timeline.

  • Proactive and results oriented.

  • Knowledge of National Building Codes, building materials, and systems, such as mechanical, electrical, plumbing (MEP), and life safety.

  • Strong organizational and time management abilities with a proactive and results-driven approach to project delivery.

Travel

  • Up to 50% travel may be required.

Compensation

  • Salary type: Exempt

  • Pay Frequency: Bi-weekly

  • Annual Base Salary Range: $95,000 - $130,000

  • Annual Bonus: 20%
