What You'll Do As a Building Manager, you will directly contribute to LifeLink's life-saving mission. The Building Manager is generally responsible for the maintenance and upkeep of the building, grounds, and operating systems. Maintains, orders and stock medical and industrial supplies as directed. Interacts with all occupants of the building, outside vendors and contractors, and government agencies such as fire and building departments. Key Responsibilities: Ensures the performance of periodic inspections of the building, operating systems, and grounds. The status of maintenance, housekeeping and operability of mechanical and other systems, shall be part of this inspection process. Ensures that fire and safety systems are in operating order at all times; ensure periodic inspections and operational tests are performed. Reviews the results of such inspections and actions taken as a result of any deficiencies found. Maintains records pertaining to the construction and operation of the building and systems, including construction drawings, occupancy status, and other information. Compiles initial information on building square footage, allocation of common space, and provides data to facilities management to form the basis for allocation of charges for all use of space. Performs routine maintenance tasks as required and under the direction of the Foundation Facilities Director whether such tasks are to be performed personally with in-house resources or by outside vendors. Ensures a stock of maintenance supplies and other expendable items used in the day-to-day maintenance of the building. Assists the OSHA Divisional Safety Officer in conducting fire and emergency drills, the upkeep of Material Safety Data Sheets and appropriate record keeping for such. Assist Facilities Management with the maintenance of the current database of vendors, purchase orders, and contracts. Respond to all after hours emergencies (as required by call schedule) and ensures responsible back- up is available in order to take corrective action as necessary. Performs and/or oversees the performance of additional projects and tasks as directed by the Facilities Director. Assists in the development of the departmental annual budget. Must have detailed knowledge of the building systems in place at their site; such as plumbing, electrical, air handling, building automation systems and alarm systems. The ability to do first-level troubleshooting to identify system failure is require Good human relations and communications skills are needed to maintain good working relations with peers, building occupants and their invitees, outside vendors, suppliers, and contractors. Ability to perform site related tasks in the areas of plumbing, carpentry, electrical, mechanical and general occupancy maintenance Travel between all LifeLink Locations as necessary. Good driving record and current state drivers' license. Ability to interpret documents such as safety rules, operating and maintenance instructions, procedure manuals, and ability to write routine reports and correspondence Good knowledge of PC operations and software (Word processing and spreadsheet) are require Working Conditions Work requires sitting, standing, stooping, bending, walking, climbing ladders, heavy lifting, use of tools and test equipment. Work may require extended hours. Working environment temperature may vary. Ability to be physically active from light to medium type of work, and must be able to lift and/or carry objects weighing up to 50 pounds and occasionally lift and/or carry, push and/or pull objects weighing up to 75 pounds.
