The Pre-Construction Coordinator plays a vital role in supporting the planning phase of residential construction projects. This position ensures that all material requirements are identified accurately, documented thoroughly, and coordinated with internal teams and vendors prior to the start of construction. By working closely with estimators, project managers, and suppliers, the Pre-Construction Coordinator helps streamline the building process, minimize delays, and maintain quality standards.
Key ResponsibilitiesBlueprint & Plan Review
Analyze architectural drawings, blueprints, electrical plans, and specifications to determine precise material requirements.
Identify potential discrepancies or missing details in plans and escalate to project management as needed.
Material Planning & Coordination
Partner with estimators and project managers to prepare detailed material take-offs and lists for each home.
Verify accuracy of material orders against project requirements and specifications.
Track and update material requirements to align with project timelines and budgets.
Issue Resolution
Investigate and resolve issues related to defective, delayed, or missing materials prior to construction.
Coordinate with vendors and suppliers to ensure timely replacement or delivery of required items.
Maintain detailed records of material issues and resolutions for project tracking.
Cross-Functional Collaboration
Serve as a key point of contact between estimating, purchasing, project management, and construction teams.
Provide pre-construction support to ensure a seamless handoff to field operations.
Documentation & Reporting
Maintain organized files of plans, material lists, and correspondence for each project.
Generate reports on material readiness, issue trends, and supplier performance.

Qualifications
Associate’s or Bachelor’s degree in Construction Management, Architecture, Engineering, or related field (or equivalent work experience).
2+ years of experience in residential construction, estimating, or project coordination preferred.
Strong understanding of construction documents, blueprints, and specifications.
Proficiency with construction management software and Microsoft Office Suite.
Familiarity with purchasing processes and vendor coordination a plus.
Excellent attention to detail and organizational skills.
Strong analytical and problem-solving abilities.
Effective communication and collaboration skills across departments and with external partners.
Ability to manage multiple projects and deadlines simultaneously.
Proactive mindset with a focus on accuracy and efficiency.
