Job Description
PURPOSE OF POSITION
The senior project manager is responsible for overseeing the construction process for new build-outs, renovations, and the specification of furniture, finishes, and equipment throughout the building's infrastructure, including the exterior envelope. Their duties include ensuring the use of quality materials and procedures, managing budgets for task completion and material purchases, and reviewing contracts to ensure alignment with the owner's expectations, while also ensuring that projects are completed on time.
AREAS OF RESPONSIBILITIES
In addition to the primary responsibility of overseeing a construction project, a Construction Manager will also have various other duties and responsibilities. These include, but are not limited to, the following:
SUMMARY OF DUTIES AND RESPONSIBILITIES
Works as part of the Project Team, assisting with the development of scope, cost, and schedule for project work.
Schedule project engagements to ensure accountability of team members
Ensure that the construction project complies with all safety and Medical Facility regulations.
Conduct an in-depth analysis of the project to come up with the deliverables.
Establish risk factors, then manage and mitigate them to ensure the construction goes on smoothly.
Work closely with Engineers to establish the requirements for the construction.
Review proposals for accuracy
Perform negotiations with vendors as needed
Leadership skills are needed in a managerial role because they will be in charge of delegating tasks to workers, subcontractors and other lower-level managers
Active management of projects to meet deadlines
Review proposals, and relevant project documentation
Secure and organize project closeout documentation
Must possess technical skills to interpret construction methods, contracts and drawings of the project
Meet assigned financial targets
Strong technical background in the MEP components of design and construction.
Proactively manage project-related issues on account or assignment.
Develop scope and schedules for assigned projects.
Coordinate and track all Vendor RFP's. Maintain accurate and consistent electronic files and documentation.
Coordinate activities of sub-contractors and relocation of clinical functions.
Interact and negotiate with contractors and subcontractors
Prepare/update project status reports, process purchase orders and invoices, update tracking reports and maintain files for due diligence and financials.
Demonstrate a proactive focus on meeting client and project requirements in a timely and cost-effective manner.
Perform due diligence surveys and provide pre-design reports for project initiatives.
Ability to understand all aspects of construction projects effectively and efficiently including, but not limited to Budgeting, Scheduling, Procurement, Financials, Reporting, Submittals and Change Orders in order to fully understand project implications based on minimal conceptual information
Outstanding interpersonal and communication skills (verbal and written) with the ability to successfully communicate with architects, contractors, client's representatives, and team members
Must have strong organizational and time management skills
Must be able to adapt and prioritize, meeting deadlines, in a fast-paced environment
Operates with a sense of urgency, quickly responding to Stakeholders
Professional yet personable demeanor
Detail oriented with strong analytical skills
Proactive and takes initiative
Able to maintain confidentiality, utilize judgment, and work with minimal supervision
Minimum Qualifications
1. Baccalaureate degree from an accredited college or university in Business or Public Administration, Healthcare Management, Engineering, Social Sciences, Physical Sciences or related discipline; and
2. Six (6) years of progressively responsible experience in project and program management, execution, and implementation, three (3) years of which must have been in the administration, management and/or execution of projects and programs of various complexities, including work in health care program planning, research, design or related area; or
3. Certification in Project Management (e.g., Project Management Professional (PMP) certification, Program Management Professional (PgMP), Certified Associate in Project Management (CAPM)) and four (4) years of experience as described in #2 above, two (2) years of which must have been in the administration, management and/or execution of projects and programs of various complexities, including work in health care program planning, research, design or related area.

EDUCATIONAL LEVEL:
Associate or Bachelor Degree from an accredited institution in Architecture, Engineering, Construction Management or Equivalent Project Management experience required.
