DEFINITION
Under the direction of the Facilities Director, organizes, monitors, and supervises facility HVAC operations and staff, and performs a variety of technical tasks relative to facilities HVAC maintenance . Manages work order accountability; provides technical assistance to the Facilities Director. This is a working position.
REPRESENTATIVE DUTIES
Plan, prioritize, assign, supervise, review, and participate in the work of staff responsible for facility HVAC maintenance.
Establish schedules and methods for providing facility maintenance services; identify resource needs; review needs with appropriate management staff; allocate resources accordingly.
Participate in the development of goals and objectives as well as policies and procedures; make recommendations for changes and improvements to existing standards, policies, and procedures; participate in the implementation of approved policies and procedures; monitor work activities to ensure compliance with established policies and procedures.
Work order management processing and completing maintenance work orders in a timely manner in order to minimize asset downtime. Ensures clear communication with stakeholders through work order completions, comments, and expectations. Assure the w/o issuer is appraised of status and timelines.
Train or coordinate training in facility HVAC maintenance and safety methods, procedures, and techniques.
Develop and organize preventative maintenance and safety inspection programs for all facilities HVAC and equipment.
Maintain parts, filters,belts par level inventories.
Perform the more technical and complex tasks of the work unit.
Attend and participate in professional group meetings; maintain awareness of new trends and developments in the field of facility maintenance; incorporate new developments as appropriate into programs.
Coordinate dust mitigation barriers and systems during construction, filter change outs, leaks and equipment cleaning.
Coordinates building automation schedules for energy efficiency.
Coordinates water chemistry tasks and duties for chilled and hot water loops and evaporative cooling units.
Manage and ensure white fleet vehicles operated by the HVAC crew are routinely, safety checked, washed, and cleaned. Ensure fleet vehicles are stocked with all appropriate safety equipment and supplies at all times.
QUALIFICATIONS
The following generally describes the knowledge and ability required to enter the job and/or be learned within a short period of time in order to successfully perform the assigned duties.
Technical Expertise
Operations, services, and activities of a building maintenance, repair, and construction program.
Materials, methods, terminology, equipment, and tools used in the HVAC maintenance, repair, and construction of building HVAC systems performing plumbing electrical, (both high and low voltage mechanical), and cleaning work.
Equipment, tools, and materials used in facility HVAC maintenance activities.
Construction, maintenance, and project management principles.
Principles and practices of safety management.
Pertinent local, state, and federal laws, ordinances, codes, and rules.
Read and understand construction drawings, plans, schematics, and OEM specifications.
Interpret and explain pertinent department policies and procedures.
Develop cost estimates for supplies and equipment.
Perform the most complex maintenance duties and operate related equipment.
Develop and recommend systems and procedures related to assigned operations.
Work-order management and communications
Work-order prioritization, delegation, and effective communication using digital tools
Office procedures, methods, and equipment including computers and applicable software applications such as energy management systems, light systems, word processing, spreadsheets, and databases.
Demonstrate tact and diplomacy with the public.
Independently operate office equipment including computers and supporting word processing, Google Gmail, Sheets, Docs, Forms and database applications, and work order system.
Communicate clearly and concisely, both orally and in writing in English.
Establish and maintain effective working relationships with those contacted in the course of work.
Supervision, training, and performance evaluation
Principles of supervision, training, and performance evaluation.
Organize, implement, and direct facility HVAC maintenance operations and activities.
Supervise, train, and evaluate assigned staff.
Education/Training: High School Diploma or GED. Four four-year maintenance-based apprenticeship graduate is preferred.
Experience : Six years of increasingly responsible facility HVAC maintenance experience including lead supervisory experience.
License or Certificate: Possession of an appropriate, valid driver's license.

SALARY RANGE AND DAYS WORKED
Hourly range: $31.10 to $39.21/hour, depending on qualified experience
Days worked: 260 days/year (with paid personal time, paid vacation days, and paid time off for holidays and district non-work days such as during winter break and spring breaks).
