SUMMARY:
Inspects residential and commercial construction activities to ensure adherence to local, state and federal building code, and all other Governing Documents of Hot Springs Village. Assist in architectural plan review and permit application process.
ESSENTIAL DUTIES AND RESPONSIBILITIES: Other duties may be assigned.
- Performs residential and commercial construction inspections, including but not limited to: footings, location, plumbing, electrical, framing, HVAC/R, and final inspections.
- Ensures all construction site standards, stormwater management requirements, and other approved permit conditions are met throughout construction and prior to final inspection.
- Exhibit excellent written and verbal communication skills
- Attend meetings, work sessions, and field training in areas deemed necessary by the supervisor.
- Review and apply all regulations pertaining to Permitting and Inspection functions.
- Must have proficient computer skills, basic Microsoft Office knowledge, and the ability to learn and navigate third-party permitting and inspection software.
- Assists the Permitting and Inspections Coordinator with clerical and administrative tasks as needed.
- Work with Builders and applicants to ensure plans comply with the Hot Springs Village Protective Covenants.
- Required to drive POA vehicle or personal vehicle while conducting POA business.
- Regular attendance is required.
QUALIFICATIONS:

A strong understanding of the International Residential Code, state and local building codes and regulations, and stormwater prevention practices is required. The individual must obtain State of Arkansas Inspection Certification in Plumbing and Stormwater Site Inspector Certification through the City of Hot Springs within the first year of employment. Electrical Inspector Certification is preferred but not required.
A minimum of a moderate background in all areas of construction, including commercial and residential. Be familiar with plumbing, electrical, surveying procedures, and all applicable codes.
EDUCATION and/or EXPERIENCE:
High School graduate or equivalent. Experience in construction areas.
LANGUAGE SKILLS:
Ability to interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers.
MATHEMATICAL SKILLS:
Ability to add, subtract, multiple, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percentages.
REASONING ABILITY:
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
CERTIFICATES, LICENSES, REGISTRATIONS:
Must be able to obtain an Arkansas State Plumbing Inspectors License and Arkansas State HVAC/R Inspectors License within one year of employment. Requires a valid Arkansas driver license and clean driving record with proof of liability insurance.
