Job Title: Project Manager
Job Description
We are seeking a dedicated Project Manager to join a thriving team in Northern Virginia. The role involves overseeing commercial construction projects, specializing in healthcare, schools, education, and senior living facilities. The work primarily takes place in the Fairfax corridor/NOVA. It is crucial that candidates have experience in ground-up construction rather than interiors.
Responsibilities
- Pre-qualify subcontractors and conduct subcontractor visits.
- Ensure digital and field mock-ups are completed and reviewed prior to work implementation.
- Request and direct Virtual Design needs and navigate BIM models.
- Build and continuously refine a CPM schedule from SD to CD level drawings using a lean approach.
- Proficiently use P6 and explain LEAN scheduling to subcontractors and clients.
- Understand Owner Value, Project Specific Parameters, and Project Sequencing.
- Evaluate waste in project schedules and use the Last Planner method for Pull Plan management.
- Manage Short Interval Production Schedules and build recovery schedules.
- Teach budgeting from a LEAN perspective and differentiate between project completion budget and estimated budget.
- Ensure projects are closed out within 30 days of completion, including final payments.
- Schedule and run large pre-construction meetings with owners, design teams, and subcontractors.
- Supervise 5-10 staff members across multiple projects, providing direction, coordination, and evaluation.
- Assist with estimating and preconstruction ahead of a bid, including logistics and scheduling development.
Essential Skills
- Minimum 5 years of project manager experience in commercial construction, with at least 4 years as a full PM.
- Certifications: OSHA 30, First Aid, CPR.
- Experience managing projects between $15 million and $70 million.
- Proficiency in dealing with subcontractors, scheduling (P6), and budgeting.
Additional Skills & Qualifications
- Experience in healthcare, schools, or other relevant ground-up commercial construction.
Work Environment
The role involves exposure to moving mechanical parts, high places, and outside weather conditions. Occasionally, the employee may encounter wet or humid conditions, fumes, airborne particles, toxic chemicals, extreme temperatures, risk of electrical shock, radiation, and vibration. Pay and Benefits
The pay range for this position is $43.27 - $57.00/hr.
