Position Summary: The Building Maintenance/HVAC Technician is responsible for the installation, maintenance and repair of college facilities and equipment to include electrical, plumbing with emphasis on HVAC systems and equipment. Assists other construction trades with routine corrective and preventative maintenance, to include equipment installation and construction projects.

Duties and ResponsibilitiesDuties and Responsibilities: Within the scope of college policies and procedures, this position:
Performs regularly scheduled preventive maintenance work on HVAC/R equipment; maintains associated inventory of consumables and parts; conducts routine log keeping and trend analysis to identify potential problems; records work performed, materials used and noted deficiencies, to include submission of corrective action work orders when needed; assists senior level technicians with troubleshooting, repair, upgrade and installation of HVAC systems
Uses the Computerized Maintenance Management System (CMMS) to document maintenance activities and corrective action, to include labor and materials; recommends adjustments to maintenance tasks and frequencies based on field observations and experience;
Performs construction work; assists with framing, drywall, door, window and suspended ceiling installation, flooring and painting; refinishes, repairs and installs millwork and furnishings; assists with rough-in and finish electrical work; performs plumbing repairs, upgrades and installations; assists with maintenance, repair and installation of door hardware, to include lock sets, closers and push-bars; assists with all other construction trades with preventative maintenance and corrective actions
Adheres to trade quality work standards and practices, building codes, fire protection regulations and OSHA requirements; responds in a timely manner to assigned work orders
Inspects structures and equipment on a routine basis ensuring all systems are in proper working condition, informs supervisor of any problems or concerns; completes scheduled preventative maintenance and corrective action services with adherence to quality work standards; responds in a timely manner to work orders as assigned by the supervisor
Complies with and follows all safety precautions and work standards; completes all required safety training and maintains job position related certifications
Responds to emergency call outs and work assignments, as assigned by supervisors
Performs other related duties as assigned

Education and Experience; Knowledge, Skills and AbilitiesEducation and Experience Requirements:
High School Diploma or equivalent
Three years related experience
Formal HVAC training and possess an EPA Universal Refrigerant certification
Possess a valid state issued drivers license and must meet and maintain a driving record to be approved for coverage under the colleges motor vehicle insurance policy
An equivalent combination of education and/or experience from which comparable knowledge, skills and abilities have been achieved may be considered.
Knowledge, Skills and Abilities:
Knowledge of and ability to follow college policies and procedures
Knowledge of preventative and general maintenance
Knowledge of general construction, electrical, plumbing, and HVAC systems and repairs
Knowledge of power and hand tools and heavy equipment operations
Skill troubleshooting, repairing, and maintaining HVAC, plumbing and electrical systems
Skill operating power and hand tools
Skill reading blueprints and schematics
Ability to organize, prioritize, and follow multiple tasks through to completion with an attention to detail
Ability to work independently while contributing to team environment
Ability to analyze problems, identify solutions and take appropriate action, resolve problems using independent judgment and decision-making processes
Ability to establish and maintain effective working relationships with supervisors, other departmental staff, students and the public
Work Environment & Physical RequirementsWork Environment: Work is primarily performed under general supervision and may require working early morning shifts in a variety of climatic conditions. May work in a typical classroom or laboratory setting with appropriate climate controls and includes exposure to mechanical and chemical hazards. May work with potentially hazardous chemicals to include, but not limited to, cleaning agents, sanitizers, fertilizers, pesticides, and herbicides.
Physical Requirements: Essential functions of this position require: manual dexterity, ability to communicate, lifting, kneeling, squatting, climbing, crawling, stooping, turning/twisting, balancing, reaching and handling with varying frequencies.
Heavy work: Occasional lifting and carrying objects up to 75 pounds, Frequent lifting and carrying, pushing, or pulling objects weighing up to 50 pounds; and/or continuous lifting, carrying, pushing, or pulling 10-20 pounds.
Mental Application: Utilizes memory for details, verbal instructions, emotional stability, critical thinking, adaptability and creative problem-solving skills are important
