  • Customer Service: Provide professional, prompt and courteous interaction with staff members, supervisors, clients and contractors when providing maintenance services. Maintain a professional working relationship with all contracted vendors who provide additional facility services.
  • General Maintenance: Maximize and maintain the interior and exterior appearance and condition of all facilities assigned including all Residential Group Homes and Day Program Centers.
  • Time Management: Maintain an organized electronic ticket tracking system to effectively complete all maintenance requests in a timely manner, giving priority to items of urgency.
  • Floor Repairs: Clean, polish and buff floor surfaces from hardwood to linoleum tile. May be required to clean, re-grout, remove and install new flooring.
  • Plumbing Upkeep: Repair, replace and install faucets, pipes, hot water tanks, toilets, garbage disposals, dishwashers, water-dispensing refrigerators, washing machines, dryers, etc.
  • Electrical Work: Fix, replace and install power switches, fuses, wall sockets, emergency lighting, exit signs, ceiling lights, ceiling fans, climate control systems, garage door openers, etc.
  • Drywall Repair: Fill and patch holes, measure, cut and install concrete backboard and Fiberglass paneling.
  • Painting: Apply new coats of paint and complete minor touch-ups. Includes both interior and exterior painting jobs.
  • Appliance Repair: Repair, replace and install household appliances, such as refrigerators, dishwashers, range ovens, washers and dryers, hot water tanks, and air conditioners.
  • HVAC Repair: Diagnose and repair issues with heating, ventilation and air conditioning (HVAC) systems. Will need to work after hours to fix these issues when they arise or work with outside contractors according to their schedule to replace/repair an HVAC system when needed. Responsible for replacing filters on a routine schedule.
  • Grounds Keeping: Maintain upkeep of the outside areas of all assigned buildings and residences. This may include mowing grass, pulling weeds, trimming/pruning shrubs, watering lawns/plants, replacing light bulbs along pathways and parking areas, raking leaves and sweeping.
  • Snow removal: Removal of snow and ice from walkways and driveways. Includes shoveling, snow blowing and plowing. Responsible for dispensing rock salt on icy surfaces to prevent slipping.
  • Safety Committee: Participate as an active member of the OTCs Safety Committee. Will perform preventative maintenance, provide feedback as necessary and promptly address deficiencies.
  • Willingly and effectively cooperates with OTC, The Department of Human Services, The Division of Developmental Disabilities (DDD), and other licensing or state agency or local municipalities in any inspections and investigations, upon request.
  • Other duties as assigned
  • Must have a minimum of 3 years of maintenance experience
  • High School diploma or GED
  • Skilled in the use of hand and power tools
  • Skilled in the use of industrial lawn and snow equipment.
  • Able to take apart machines, equipment, or devices to remove and replace defective parts
  • Able to check blueprints, repair manuals, or parts catalogs as necessary
  • Able to use common tools such as hammers, hoists, saws, drills, and wrenches
  • Experience with precision measuring instruments or electronic testing devices
  • Able to lift up to 100lbs
  • Strong organizational and follow up skills

Necessary Special Requirements

  • Employee must cooperate with the licensee and Department of Human Services staff in any inspection, inquiry or investigation.
  • Employee must submit to a criminal background check and be determined to not be disqualified by the Department of Human Services (DHS) prior to working with individuals served.
  • Employee shall agree to have their name checked against the Central Registry of Offenders Against Individuals with Developmental Disabilities.
  • Employees hired after 6/15/18 shall submit to drug testing prior to employment.
  • Employee shall submit to drug testing conducted randomly and for cause.
  • Employee shall complete an application to have their name checked against the Child Abuse Registry (CARI).
