Building Engineer **Location:** Central New Jersey **Company:** Adecco **Employment Type:** Full-Time **Industry:** Commercial Property Management / Facilities Maintenance **Job Summary:** Adecco is currently hiring a **Building Engineer** to support building operations and maintenance for a premier property in the Central New Jersey area. This position plays a key role in ensuring the safety, functionality, and appearance of the property's infrastructure and systems. The ideal candidate will be highly skilled in preventative maintenance, reactive repairs, vendor coordination, and tenant relations. **Key Responsibilities:** **Property Operations & Maintenance** + Perform routine and emergency maintenance on all building systems, including HVAC, plumbing, electrical, fire safety, roofing, and mechanical equipment. + Monitor and inspect building systems to ensure optimal operational efficiency and safety compliance. + Perform inspections and troubleshoot issues across the facility to address problems before they escalate. + Execute preventive and corrective maintenance tasks based on schedules and work orders. + Handle light carpentry, painting, landscaping, and general building repairs. + Support seasonal maintenance tasks such as snow removal and irrigation control. + Lift, move, and transport heavy materials and equipment as needed. + Collaborate with the Property Manager and Director of Engineering to identify cost-saving opportunities and implement energy efficiency measures. **Work Order Management** + Respond promptly to tenant service requests using the building's work order system. + Track and close out all work orders accurately and within the required time frame. + Maintain logs of all repairs, maintenance, and inspections. **Vendor Coordination** + Assist in developing scope of work for contracted services (e.g., janitorial, landscaping, HVAC). + Monitor and oversee vendor performance to ensure contract compliance and high-quality service delivery. + Coordinate scheduling, supervise work, and report deficiencies or concerns. + Assist with invoice processing and provide input on vendor performance. **Project Support** + Support building renovations, equipment upgrades, and capital improvement projects. + Assist with planning and execution of projects, including liaising with contractors and suppliers. **Reporting & Documentation** + Report equipment issues, safety concerns, and system failures to the Property Manager. + Complete and submit required inspection forms and maintenance reports. + Maintain accurate records of building system operations, safety inspections, and equipment servicing. **Emergency Response** + Be available to respond to building-related emergencies after hours and on weekends. + Participate in the building's emergency preparedness drills and procedures. **Tenant Relations** + Build and maintain professional, courteous relationships with tenants. + Communicate clearly with tenants regarding maintenance updates, timelines, and resolutions. **Qualifications:** + 3-5 years of hands-on experience in commercial building operations or facility maintenance. + Strong knowledge of HVAC, plumbing, electrical, and mechanical systems. + Familiarity with fire/life safety systems, building codes, and OSHA standards. + Basic knowledge of building automation systems (BAS/BMS) preferred. + Ability to read blueprints, schematics, and technical manuals. + High school diploma or equivalent required; technical certifications (EPA, HVAC, boiler, etc.) a plus. + Strong organizational, communication, and problem-solving skills. + Proficient with Microsoft Office and facility work order software (e.g., Building Engines, Angus). + Ability to lift up to 50 lbs, climb ladders, and work in physically demanding conditions. + Valid driver's license and reliable transportation. **Work Schedule:** + Monday to Friday, with occasional weekends or after-hours support as needed for emergencies or special projects. **Benefits:** + Competitive hourly rate or salary based on experience + Ongoing training and professional development + Career advancement opportunities within the organization **Pay Details:** $25.00 to $35.00 per hour Benefit offerings available for our associates include medical, dental, vision, life insurance, short-term disability, additional voluntary benefits, EAP program, commuter benefits and a 401K plan.
