About the Role
As a Community Maintenance Supervisor at Zekelman Industries, you will play a key role in ensuring the functionality, safety, and appeal of our residential community. This position requires strong technical knowledge, leadership capabilities, and a proactive approach to maintenance management. You will lead the maintenance team, implement preventive programs, and drive operational efficiencies that enhance resident satisfaction and reduce costs.

You will collaborate with property management staff, vendors, and maintenance personnel to ensure timely repairs, regulatory compliance, and optimal upkeep of community assets. This is an on-site role located in FLATZ 432 in Midland, TX.

What Youll Do
Supervises maintenance technicians and porter(s) to ensure timely and high-quality task completion
Provides training, direction, and support to foster a safe and accountable team culture
Reviews, prioritizes, and manages work orders, unit turns, and preventive maintenance schedules
Oversees property repairs, equipment servicing, and grounds maintenance for optimal operations
Diagnoses and performs maintenance on HVAC, plumbing, electrical, carpentry, and appliances
Cleans and sanitizes shared spaces to support community health standards
Manages vendor relationships, negotiates service contracts, and oversees procurement
Conducts regular property inspections and ensures compliance with safety and building codes
Maintains pool and spa water quality in accordance with health regulations (CPO certification required)
Responds to resident maintenance requests promptly, fostering a positive living experience
Supports budget planning, monitors departmental expenses, and tracks performance metrics

Who You Are
35+ years of experience in property maintenance, including at least 1 year in a supervisory role
High school diploma or equivalent required; degree in facilities management preferred
Technical expertise in HVAC, plumbing, electrical, carpentry, and pool systems
Proficient with Yardi or similar maintenance management systems
Knowledge of Fair Housing regulations and building codes
EPA 608 Certification (Universal preferred)
Certified Pool Operator (CPO) Required
OSHA 10/11 certification preferred or ability to obtain within 90 days
Valid drivers license and authorization to work in the U.S.
Strong communication, leadership, and problem-solving skills
Ability to manage budgets, monitor metrics, and drive process improvements

Compensation & Benefits
