Are you our next great Project Manager?
The Project Manager is responsible for managing increased revenue, management and set up of subcontracts to subcontractors on large projects, managing the process of submittal approval, and acting as an intermediary between the field operations, sales and estimating and management, on all Commercial developer clients projects.
Highlights of what our Project Manager will do:
- Understands requirements for each project specific to each budget and communicate expectations to the operations team and project management team. Scrutinize for efficiency and maximum performance.
- Management of the hard to run projects where management is not as easy.
- Manage all project revisions (ie. plan changes, large AWA changes requested by field supervisors) to protect budget and increase revenue with higher margin. This includes managing the change order log and collecting change orders from clients.
- Assist field supervisors with their budget analysis by breaking large projects into smaller accurate job cost breakdowns Micro budgets for introduction into month end percent of completion.
- Coordinates with purchasing to ensure ample time to buy right on long lead items.
- Reviews, analyzes and understands workload forthcoming by constantly interfacing with sales/estimating to provide direction on margin aggressiveness for change orders, resource dedication, and customer satisfaction.
- Support the Operations Coordinator understanding individual job budgets, dedicate required resources daily specific to each project; communicates with the client and generate tentative schedule to coincide with their projections; communicate expectations to field personnel and follow-up for accountability by project, by the individual.
- Evaluates, understands project commitment and agrees to charge if warranted. Understands contract scope of work through a thorough review.
- Provide direction and expectations for the project management team, including but not limited to management of the project life cycle log, ensure submittals are submitted and approved, controller charts and other closeout documents are completed
- Formally generates and proposes additional work; administer to formal client acceptance and budget acknowledgment; adjust and forward the amended budget to field ops for action
Education and/or Experience
- Associate's degree or equivalent from a 2-year college or technical school.
- Prior experience of managing and running construction projects
- Ability to read and understand plans, material lists, guidelines and meet timelines.
- Experience with irrigation systems and plant landscape material is required.
- Proficient with MS Office suite (Outlook, Excel, and Word)
