Job Summary: To assist with maintenance, repair and disaster recovery for WSI and WMRL facilities in support of providing the best guest experience. The Maintenance office is located in the Wood Shop, located adjacent to the Maple parking lot. Parts of the workspace are located on the ground floor, while offices, restrooms and inventory storerooms are located on the second floor and accessed via stairway.

Job Specification:
- High school graduate, trade school or GED equivalent.
- Five or more years’ experience in numerous aspects of facility maintenance to include: carpentry skills, electrical repair skills with pumps and motors, controls and proper wiring and sizing practices; HVAC trouble shooting and repair; refrigeration trouble shooting and repair.
- Ability to read blueprints and building schematics to identify and follow the routing of electrical lines and components, plumbing schedules and schematics, structural building engineering and components.
- Experience architectural design and carpentry techniques including design, construction and implementation.
- Knowledge of concrete preparation, forming, ordering of, placement of and finishing of concrete in varied environments.
- Able to learn to a proficient level of understanding and operation of building management systems for the efficient and effective operation of facility mechanical systems and components controlled by the system.
- Able to create a bill of materials for projects.
- Able to directly and effectively communicate via face to face, telephone and other electronic means, with internal team members as well as vendors, contractors, property owners and business partners.
- Able to troubleshoot and maintain commercial equipment and hood exhaust systems.
- Must have knowledge of wire colors and their function and be able to distinguish between the colors.
- Able to successfully use Amprobe live and dead circuit trascers.
- Knowledge of metal and steel design, construction and fabrication.
- Knowledge of elevator operations and elevator personnel rescue.
- Proficient with advanced plumbing tools and plumbing installations. Has familiarity with plumbing fittings and their respective uses; copper, Sharkbite style, PEX and PVC.
- Must be able to provide and effectively use basic hand tools: claw hammer, screwdrivers, adjustable wrench, tape measure, flat bar, utility knife, framing square, electrical multi-meter.
- Must possess a valid driver’s license and the ability to be added to WSI insurance policy.
- Must be able to provide every guest with a high level of customer service at all times.
- Must be able to work within the framework of the company and department policies and procedures as set forth in the employee manuals.
- Demonstrate ability to cross sell other departments and businesses at the resort, and to effectively communicate that information to our guests.
Specific Duties:
Administrative
- Inputs Streamline work order information for each task completed.
- Records maintenance on provided maintenance logs.
- Follows maintenance schedule for routine work, as well as planning and adjusting work schedules for preventive maintenance.
- Uses a computer to accurately and completely fill out purchase requisitions for material purchases and for accurately managing our Streamline maintenance software or coordinates this with the Administrative Assistant.
- Completes accurate time record-keeping using the ADP system.
- Experience with identifying broken parts and submitting requests for replacement or inventory.
- Communicate with contractors to assist the Manager with project management or task changes.
- Ability to determine when to call for assistance from an outside contractor in order to promptly remedy or repair a problem. i.e. plumbing, electrical, HVAC, refrigeration, locksmithing.
Carpentry
- Cuts, drills, measures, and fastens members for wood frame construction, siding, sheeting, roofing and decking.
- Performs hand excavation, site preparation, and dirt compacting for construction. Using shovels, pulaskis, post hole diggers, rock bars, etc.
- Keeps job site and or shop safe, orderly and clean.
- Operates the necessary hand, electric, gas and air tools needed to complete the specified task.
- Performs demolition work as situations dictate.
- Performs drywall installation and finishing.
Painting
- Thoroughly masks all surfaces and objects not to be painted. Great care should be taken whenever possible to ensure minimal mess from the painting process and to protect our guests.
- Prepares interior and exterior surfaces utilizing sanding tools and by filling holes or cracks using proper products and equipment.
- Knows appropriate painting products and finishes and applies prime and finish products with hand and power equipment (airless sprayer, HVLP sprayer, brushes, and rollers.)
- Cleans and maintains all hand and power tools as specified in the building maintenance manual.
- Applies roofing sealant and patching material to various flat roofs.
Plumbing
- Operates a propane gas torch to prepare and solder copper fittings and copper pipe without leaks.
- Installs PEX water lines and operates PEX type tool for fitting installation.
- Able to leaklessly connect appliances to water sources. (Ice machines, coffee makers, hot cocoa dispensers, etc.)
- Repairs or replaces toilet/urinal flush valves and batteries in the automated controls.
- Rebuilds or replaces faucets, sink drains, sprayers, hose reels, circulation pumps.
- Able to fit and glue PVC for drain lines.
- Safely operate and maintain the Summit House water filtration system.
Landscaping
- Clears snow from decks, roofs, public walkways in winter.
- Snow removal will be done as the situation dictates to keep all public entrances to buildings, fire escapes, decks and roofs free of ice and snow. Removes, sand and salt ice where it poses threat to public safety.
- Experience with irrigation and can effectively install a system.
Mechanical
- Checks and moves mechanical equipment as needed for repairs and for scheduled maintenance.
- Change filters and belts in HVAC equipment with ability to trouble shoot problems.
- Cleans coils in refrigeration equipment and routinely cleans scale from ice machines.
- Lights gas appliances when the pilots have failed to ignite.
- Be familiar with where all water shut offs are in each building, electrical panels, plumbing clean-outs and mechanical specific controls.
- Monitor and troubleshoot boilers and pumps to ensure proper operation of heating systems and heating systems.
Electrical
- Reads and operates standard volt/ohm/ammeter to check voltage, current and continuity of circuits.
- Install and maintain breakers, fuses, outlets, switches, light fixtures, photoeyes, heat tapes, timers, water heater elements and thermostat controls.
- Replace burned out light bulbs with the proper bulb and replace ballasts.
- Trouble shoot, repair or replace motors and controls and water heater trouble shooting and repair.
Vehicles
- Operates extendable forklift, electric and propane forklift per OSHA guidelines.
- Operate WSI owned heavy equipment and rental equipment.
- Operate fuel dispensing system to dispense fuel in WSI vehicles and approved containers.
- Check fluid levels prior to operating any vehicle and weekly vehicle maintenance checklists.
- Operate a hydraulic assisted man lift and 40’ boom truck for above ground tasks. Is also knowledgeable, authorized and able to train Building Mechanic 2 for safe operation.
Safety
- Operate a fire extinguisher.
- Replace or repair electrical cords in poor working order.
- Wears personal protective equipment as required.
- Be trained in the HAZCOM and LOCKOUT/TAGOUT safety programs.
- Meets OSHA safety standards.
- Operate an elevator in an emergency situation or manually operate doors to remove guests.
- Operate Grinnell fire suppression systems and the Data Center fire suppression.
Miscellaneous
- Assists in managing trash facilities and dumpster/compactor schedules.
- Hangs and removes Christmas lights, wreaths and fir roping to buildings.
- Able to install and maintain door closers, panic hardware, knobsets and door glass.
- Able to navigate our keying system to determine proper keying of locks and accurate record-keeping.
- Operates key cutting machine to reproduce single cut keys.
- Ability to manage the Acculock key card system and produce coded key cards.
- Maintains in good repair and cleanliness shop tools and shop work space.
Safety & Wellness:
All team members must be on constant alert for any unsafe conditions and work behaviors. This will involve, but not be limited to, periodic inspections of work and public areas. Follow up notification will be done to correct the condition or practice at the earliest possible opportunity
Work Environment:
- Moderate physical activity required by handling objects up to 30 pounds frequently and 75 pounds occasionally.
- Ability to be on one’s feet for extended time periods up to 6 hours daily.
- Moderate to heavy physical activity to include standing and walking 60%, crouching and kneeling 25% and sitting 15% of the job.
- Ability to perform maintenance tasks in small spaces and awkward body posture on a regular basis.
- Ability to climb ladders-from a step ladder to a 32-foot extension ladder. Safely perform work from ladders and aerial equipment.
- Fire extinguisher training, basic first-aid and a multitude of OSHA required trainings will be on-going as part of this job.
- Drive company vehicles in the performance of daily duties.
- Flexibility in schedule changes on short notice is required.
- Job may require working weekends, holidays and overtime during peak demand times.
- Ability to work under varying weather conditions, often extreme in nature.
- Will work in varying lodging properties (condos, houses, townhomes) as well as WSI commercial buildings and support buildings.
