Position Overview

We are seeking a detail-oriented and proactive Residential Project Manager to oversee the full lifecycle of home construction projectsfrom preconstruction through post-close warranty. The ideal candidate will manage documentation, permitting, scheduling, vendor coordination, and onsite execution to ensure projects are completed on time, within budget, and to the highest quality standards.

Key Responsibilities

Preconstruction & Planning

Review executed selection sheets and inspect properties prior to start.

Record utility data (e.g., gas meter and electric meter numbers).

Request site permits and annotate Lot Grading Plans with proposed locations for utilities, condensers, and generators.

Conduct preconstruction meetings with Operations, Sales & Customer, and key trade partners (e.g., site development demolition, concrete contractors).

Coordinate and manage utility disconnects, clearing, and demolition activities.

Request and secure all necessary permits, including site, VDOT, demo, building, roof truss, and occupancy.

Customize Buildertrend templates for each home.

Create site condition budgets; manage the selection tracker and change orders.

Scheduling & Documentation

Maintain a fully accurate daily construction schedule in Buildertrend (100% schedule accuracy expected).

Update the permit tracker and production tracker ahead of weekly Executive Operations meetings.

Enter detailed daily shift notes (including who, what, when, where, why, and proposed solutions).

Upload all lot-specific documentation including permits, surveys, third-party testing, engineering reports, and remediation documentation.

Upload all required documents and video inspections to obtain occupancy permits.

Construction Management

Oversee all construction activities related to the home and lot improvements, including any off-lot impacts.

Lead pre-drywall and pre-settlement orientations in collaboration with the Sales Team.

Manage jobsite safety, cleanliness, and trade partner performance.

Ensure timely ordering and activation of utilities, including temporary power.

Monitor and ensure timely ordering of long-lead items.

Oversee bond release processes and ensure compliance with local jurisdictional requirements.

Construction Administration

Request RFI, PARs, and product submittals as necessary to complete the home.

Request submittals from key vendors, organize and submit to Design team.

Attend Construction Administration meetings with Design team.

Client & Internal Coordination

Conduct and lead preconstruction meetings with the Sales Team.

Ensure all documentation is accurate and stored in the appropriate digital folders.

Lead pre-settlement orientations, with the Sales Team attending the initial portion and the Project Manager leading the remainder.

Maintain consistent and professional communication with clients and internal stakeholders throughout the construction process.

Post-Construction

Manage the warranty process, ensuring timely resolution of homeowner issues and a positive post-settlement experience.

Qualifications

3+ years of residential construction project management experience preferred.

Strong knowledge of construction processes, permitting, and utility coordination.

Proficient in Microsoft Office Suite (Outlook, Word, Excel, Project).

Proficient in construction management software, preferably Buildertrend.

Exceptional organizational skills and strong attention to detail.

Proven ability to manage multiple projects and meet tight deadlines.

Excellent leadership, problem-solving, and communication skills.

Valid drivers license and reliable transportation required
