Job Description\:
POSITION\: Full-Time Maintenance Working Foreman (Maintenance Working Foreman)\: Building and Grounds Department; Haverhill and Lawrence campuses; 40 hours per week, Monday through Friday, 7\:00am - 3\:30pm; AFSCME Unit II Position
SUMMARY\: Oversee and participate in the day-to-day custodial and grounds maintenance operations at both Haverhill and Lawrence campuses. This includes supervision of facilities employees engaged in the upkeep, maintenance and repair of the college property and related structures and/or college facility system. This position performs daily inspections of employees' work to ensure it meets NECC cleanliness and sanitation standards while maintaining records of work programs, materials and equipment used. Performs inspections on custodial equipment, maintains stock of custodial consumables, and notifies management when repairs and consumables are needed. Coordinates daily with the Assistant Director of Facilities Operations and fellow maintenance working foreman to discuss corrective and preventative maintenance work orders, event set ups, and deep cleaning activities. Actively contributes to the improvement of the department and offers recommendations for departmental policy and procedure changes as well as staffing needs as time progresses. Assists management in the hiring, training, and employee development of all custodial staff as well as tests and recommends the need for new equipment.
SUPERVISION EXERCISED\: Incumbents of positions at this level exercise direct supervision (i.e., not through an intermediate level supervisor) over, assign work to and review the performance of 1 - 5 maintenance personnel.
RESPONSIBILITIES\:
The responsibilities include, but are not limited to the following\:
- Oversees and participates in the work of employees engaged in the maintenance and cleaning of the college property.
- Oversees progress of janitorial work to evaluate workmanship to ensure compliance with established work standards and report progress to superiors.
- Reviews, performs and supervises completion of work orders.
- Reviews sketches and diagrams to determine material, equipment and personnel necessary to complete required work.
- Maintains records on such matters as work progress, work completed, and materials and equipment used.
- Reports records of employee attendance.
- Requisitions supplies and equipment for the campus.
- Performs preventive maintenance of Janitorial tools and equipment.
- Oversees and participates in snow removal and ice control work, grounds-keeping, gardening and weeding and sweeps sidewalk.
- Oversees and Participate in loading and unloading vehicles.
- Oversees and Participate in moving and setting up furniture.
- Reports hazardous and unusual situations to the appropriate authorities.
- Makes general repairs of simple nature including minor repairs to janitorial lavatories, sinks furniture etc.
- Possesses a driver's license necessary to operate standard motor vehicle such as a minivan or pickup truck.
- Ability to use and train other employees on professional / industrial cleaning equipment such as buffers, ride on floor scrubbers and other similar mechanical or power-driven equipment.
- Oversees and participate in replacing interior and exterior lamps
- Provide on the job training to employees, including the issuance of task work, and other duties.
- Oversees that employees follow the rules and regulations governing the college and or department.
- Based on departmental need reviews staff vacation requests and recommends to management approval or denial
- Provide information and or alert supervisors regarding condition of furniture, equipment, physical plant and college property.

- Must have at least two years of full-time or equivalent part-time, experience in building maintenance, repair and/or construction or in a building construction trade.

- Ability to work along with and supervise subordinates, and motivate subordinates to work effectively.
- Ability to plan and assign work according to the nature of the job to be accomplished.
- Ability to determine subordinates training needs and provide or arrange for such training.
- Ability to determine the need for disciplinary action and either recommending or initiating disciplinary action.
- Ability to operate a motor vehicle. Candidates will be required to present a copy of a valid Massachusetts class "D" operator's license and a copy of driving history record from the Massachusetts Registry of Motor Vehicles.
- 6 years' experience as a custodial supervisor.

Additional Information\:
SALARY\: $2,028.38 - $2,850.43 biweekly ($52,737.88 - $74,111.18 annually). Pay grade 15; An appointment from outside the bargaining unit (AFSCME) must start at Step I of the range.
