GC Seeking Experienced Estimator

We are looking for an experienced Estimator who understands the complexities and nuances of high-end residential construction and thrives in a collaborative, detail-oriented environment. Responsible for developing detailed and accurate estimates for custom home builds and major remodels. Working closely with our project managers and design teams to ensure estimates are aligned with client expectations, budgets, and timelines.

Key Responsibilities:
Prepare detailed cost estimates (using a proprietary excel spreadsheet with knowledge of how formulas work) for high-end residential projects, including materials, labor, equipment, and subcontractor bids. Provide detailed quantity take off of specific trades when required.
Attend project site pre-bid meetings and subcontractor site walk-throughs
Collaborate with architects, designers, engineers, and project managers to review plans and specifications
Prepare clear and detailed RFIs
Analyze bid documents and understand risk and opportunities and articulate to management
Manage and maintain subcontractor database and subcontractor prequalification
Build effective relationships with clients, design teams and subcontractors, support company core values and meet or exceed customer expectations.
Identify cost-saving opportunities and value engineering options
Analyze subcontractor bids and negotiate pricing
Track changes in project scope and update estimates accordingly
Maintain and update historical cost data and unit pricing
Assist in preconstruction planning and budgeting
Prepare preliminary schedules using Microsoft Project.
Demonstrate a thorough understanding of project scope and budget
Ability to manage multiple projects, track deadlines and maintain organized records

Qualifications:
Minimum 7 years of estimating experience in custom residential construction (luxury homes preferred)
Deep knowledge of high-end materials, finishes, and building techniques
Strong analytical and organizational skills
Ability to read and interpret architectural and engineering plans
High level of skill using Microsoft Excel, Word, Office, Project, Outlook (or similar); Procore Construction Software; Sage 100 Contractor;
Excellent written and verbal communication and negotiation skills
