You will play a crucial role in our company's growth, effectively leading our estimating department and eventually taking on a senior/executive leadership role as our organization continues growing. Project Analysis & Scope Review Analyze and interpret construction documents, including plans, specifications, and RFPs, to determine project requirements and scope. Identify risks, special requirements, and potential scope gaps or clarifications. Conduct site visits to verify existing conditions and gather critical project data, if needed Lead design reviews and constructability analysis for assigned CM at-Risk and Design-Build projects 2. Quantity Takeoffs & Cost Estimating Perform detailed quantity takeoffs for labor, materials, and equipment. Prepare conceptual and detailed cost estimates throughout all design phases. Develop unit pricing based on historical data and current market rates. Obtain pricing from suppliers for materials and specialty items 3. Subcontractor Management Develop and maintain relationships with subcontractors and suppliers. Develop and manage subcontractor prequalification process Prepare and distribute Invitations to Bid (ITBs) to trade partners, ensuring adequate bid coverage. Review and level subcontractor proposals for scope, pricing, and compliance. 4. Bid Development & Presentation Compile comprehensive estimate/bid packages, including general conditions and clarifications. Lead value engineering and risk analysis efforts to identify cost savings and project efficiencies. Prepare bid breakdowns and alternate pricing aligned with contract requirements. Prepare and submit final GMPs and Lump Sum estimates 5. Collaboration & Communication Coordinate with internal Preconstruction and Operations teams to align estimating efforts with project requirements. Present estimates to clients, owners, and internal stakeholders, explaining cost assumptions and addressing questions. Support project teams with subcontractor buyout, contract negotiations, scope reviews, and change orders as needed. 6. Data Management & Reporting Develop and maintain historical cost data, unit price databases, and subcontractor/vendor lists. Track and report project cost data to support continuous improvement and future estimating efforts. 7. Team Leadership & Mentoring Provide guidance and training to junior estimators and preconstruction staff. Oversee the estimating process for assigned projects, ensuring accuracy, completeness, and adherence to company protocols. Stay current with industry best practices, estimating software, and market trends. Serve as a brand ambassador for the company in industry events, client meetings, and community engagements. --- Qualifications Experience/Education: Bachelor's Degree in Construction Management, Civil Engineering, Business Administration, or related field Minimum of 5 years working as a commercial GC/CM estimator Minimum of 10 years working in commercial construction Experience building and leading estimating/preconstruction teams Experience developing conceptual and GMP estimates for CM at-Risk and Design-Build projects Experience developing and maintaining unit cost & vendor databases Knowledge, skills, and abilities: Expertise with estimating software (Bluebeam, OST, ProEst, WinEst, Sage, PlanGrid, etc.) Proficient knowledge of Microsoft Office and Google Workspace tools Ability to manage entire bidding process from start to finish Ability to manage multiple bids concurrently Ability to conduct quantity takeoffs and bid leveling for entire project Ability to obtain and scope trade contractor budget pricing proposals Ability to provide qualifications and clarifications for items that were quantified Strong written and verbal skills Ability to work in a team-based environment --- Benefits: Competitive market salary Full health and dental insurance Annual performance bonuses Gas and Vehicle stipend Paid-Time Off (PTO) Reimbursement for professional development and certifications
