Production Manager and Estimator (Burien, Seattle, Tacoma) Hansmire Builders compensation: $45-$55 per hour plus excellent benefits employment type: experience level: senior level job title: Production Manager and Estimator Overview This position is primarily responsible for guiding clients, designers and production staff through the residential design, planning and construction process including contract signing. Once the project enters the construction phase this position is responsible for managing all customer interactions and ensuring that the project achieves the scope and design intent- on time and on budget. This position requires an empathetic, mature, and highly organized individual with an acute attention to detail and an exceptional aptitude for balancing nuanced interpersonal and customer relationships with business efficiency and profitability. Previous building design/construction management experience is required. This is a hybrid position; some in-office, some in field.
Some work from home may be required. This position is responsible for supervising and evaluating the design and production staff. This position includes collaborating with staff to improve and implement business development initiatives. Design and project planning process responsibilities (Appx 35 % time - 3-6 projects) The overall goal of the project design and planning process is to cultivate positive, collaborative, and efficient encounters that lead to a design and project scope that supports the clients' goals and budget. Design meetings and timelines Project planning meetings and timelines Development of project FF&E's (fixture, finishes and equipment specifications) Soliciting and integrating RFP's (requests for proposals) from sub trades and suppliers Prepare project scope and accurate estimates using both MS excel and estimating software Development of the project build schedule Development of project payment schedules and cash flow reports Contract preparations and signings The project production process responsibilities (Appx 35 % time - 4-8 projects) The overall goal of the production process is to turn our clients into outspoken fans of our team and process, and ensure smooth-running projects completed on time and on budget. Introductions and on-going communication with clients Addressing customer requests and/or issues Weekly on-site project review meetings with clients, designers, and the project lead Weekly on-site quality control and safety meetings with the project lead Coordination of product deliveries including receiving, inspections and tracking Evaluation and client coordination of any change orders Maintaining the production schedule Maintaining all individual project schedules and communicating updates with clients Completing all projects on time and on budget Supervision and evaluation responsibilities (Appx. 20% time - currently 5 employees) Delegate tasks where appropriate to achieve the goals of the process and projects Monitor and evaluate employees for work accuracy and completeness Provide empathetic and direct feedback as appropriate Prepare quarterly mini evaluations of each employee's work performance Prepare yearly merit evaluations of each employee's work performance Participate in yearly employee reviews with the business owner Business development collaboration (Appx. 10% time) This person in this position should acquire unique insights into the strength and weaknesses of the organization. The person in this position will have an opportunity to collaborate with the owner and staff to improve and refine existing processes, procedures, and trainings. The goal is to support scalable and profitable business growth. Collaborate on improved employee training and onboarding materials Help improve existing work flow processes for sales, design, and production Help develop and present employee trainings to support implementation of processes and procedures Help develop testing and evaluation procedures for prospective new hires Help evaluate, refine, and implement improved sale/marketing strategies Other business development projects TBD Possible opportunities to participate in sales Minimum talents and experience Minimum fifteen years' experience in residential remodeling including successfully estimating and managing projects valued at $50,000-$750,000 each Ability to accurately estimate remodel projects using both excel and estimating software Ability to track and manage multiple projects with a high attention to detail Accurate time forecasting and scheduling across all phases of construction Strong interest and/or education in the arts, architecture, carpentry, and/or sustainability Emotionally intelligent, mature, collaborative Great at setting and managing expectations Ability to accurately interpret residential building plans and specifications Proficient with MS Office (Excel, Word, Outlook, Etc.) Effectively communicating with clients, subcontractors, building officials and team members in English Valid Washington State Driver's License Reliable work vehicle with insurance Compensation This is a full-time hourly position
