Allied is looking for a Manager, Construction to join our team in Toronto.

Areas of work will include Construction Projects in Allieds occupied portfolio. The ideal candidate is self-motivated and detail oriented.   • Coordinate with the consultant team to ensure drawings, specifications and contract documents are prepared in an accurate and timely fashion.
  • Lead and or/assist with preparation, review and formal award of tenders.
  • Attend and participate in construction and site meetings for assigned projects as required.
  • Review the project plans and specifications and comment on the building design, scheduling, possible cost savings measures and potential construction problems.
  • Lead and or/assist in preparation and maintenance of project budget and schedule.
  • Liaising with municipal authorities and utility providers.
  • Engage Technical Services team early in project design and drawings to provide review, input and base building considerations.
  • Develop strong working relationships with all disciplines within the organization.
  • Keep up to date on industry trends, changes, new developments, and all issues related to LEED and other environmental standards.
  • Review and monitor all change order costs, maintain current change order logs.
  • Manage and actively pursue the project close-out process including turnover, budget reconciliation, warranties and close out documentation.
  • Prepare and follow up on project deficiency reports and conduct project post-mortems to identify areas of improvement and make recommendations based on findings.

Finance
  • Track all project budgets, costs to complete variance analysis and provide monthly updates to Management as required.
  • Review monthly progress draws and invoicing including final holdbacks.
  • Prepare accurate cost estimates and budgets in a timely manner for potential leasing deals.
  • Create and manage the proforma for assigned projects.
  • Support development of capital budgets and participate in capital planning as required.

Tenant Coordination
  • Oversee tenant work in accordance with the Lease from the onset through to completion, including review and approval of tenant drawings, permits and other documentation, attend site meetings with tenant and contractors, monitor completion of tenant construction activities, sign off on project completion and authorize payment of tenant allowances.
  • Work closely with Portfolio Operations, Technical Services, and leasing and liaise with tenants during the construction process.
What are we looking for?
  • 3-5 years of progressive experience in Interior Design, Architecture, Commercial Construction, Engineering, and Project Management.
  • Proficient in knowledge of construction methods, materials, practices, procedures and building codes.
  • Strong understanding of construction terms, scheduling and planning concepts.
  • Knowledge & understanding of construction contracts, including: CCDC2 and CCDC5B & indemnity.
  • Knowledge of building permit municipal approval processes.
  • Knowledge of Provincial Building Code and Regulations.
  • Excellent Microsoft Office Suite, MS Project and CAD/PDF skills.
  • An assertive self-starter with the ability to work independently under minimal supervision.
  • Excellent organization, communication and interpersonal skills.
  • Strong attention to detail and ability to consistently meet deadlines.
  • Ability to identify problems, overcome obstacles and recommend solutions.
  • Ability to prioritize, organize and coordinate multiple tasks and projects.
  • Strong people skills.
