I. Purpose of the Job

The General Superintendent shall be the company’s field representative responsible for overseeing the day-to-day operations of all construction projects and to ensure projects are delivered on time and within budget.

II. Primary Duties and Responsibilities

The General Superintendent shall report to the Director of Field Operations and shall be responsible for providing high level field leadership direction for all construction projects to which he/she is assigned. Specific duties shall include:

· Responsible for overall project inspections and evaluation of construction activities including maintaining the project schedule, minimizing delays, overseeing material management, reviewing subcontracts, reviewing submittals, evaluating change orders, and interfacing with project teams.

· Plans, directs, coordinates, organizes, and helps schedule activities to ensure that goals and objectives of the project are accomplished within prescribed time frame and budgets.

· Monitors sub-contractors’ activities for reasonableness and compliance.

· Resolves disputes between the project teams and sub-contractors.

· Challenges the project teams to why, when where and how.

· Holds the project teams responsible for committed timelines, dates and deliveries.

· Daily communication with project teams to ensure that all previous direction has been implemented and executed.

· Working with Project Manager to ensure project costs, schedule and quality are maintained.

· Develops creative solutions for construction methods and sequences to resolve field issues.

· Develops pre-planning sequencing and training programs to help with continuing construction education.

· Helps develops organization and responsibilities of project teams.

· As a construction field leader, one shall promote teamwork and take ownership of overall job culture and moral within the project staff and across all projects.

· Participates in pre-construction and project start up meetings.

· Creative ability to overcome obstacles and regain time if needed by re-sequencing logic, or duration adjustments.

· Proactively seeks to better schedule or anticipate impacts and overcome them.

· Expedites all work schedule and adjustments sequencing or durations as needed.

· Reviews the contract documents and ensures the project is in compliance.

· Conducts project meetings with the project teams to coordinate, communicate project status, ensure that the schedule and quality expectations are achieved.

· Assist the Project Manager in the procurement process when necessary.

· Assist in developing and administering project logistics plans.

· Assist enforcing jobsite safety and security measures. This shall include weekly safety compliance inspections during typical site inspections. Assist the Safety Director with the Job Hazard Analysis.

· Review and approve subcontractor invoices and work with Project Manager to develop costing projections.

· Anticipates and directs the efficient flow of work to satisfy the project commitments.

· High level problem solver and handles conflict resolution related to field activities.

· Initiates corrective action as warranted to achieve the project expectations and goals.

· Assist Project team in maintaining project records including all current plans, RFIs, specifications, submittals, construction change directives, change orders and closeout documentation in an organized fashion.

· Actively share knowledge and lessons learned from project experience.

III. Supervisory Responsibilities

Employee will be responsible for directing and managing superintendents, assistant superintendents, carpenters and labors. Employee shall possess the ability to mentor and coach project team members as appropriate.

IV. Knowledge and Skills

· Minimum of 5+ years of field management experience with previous experience working with project management team through the successful completion of the projects is required.

· Exceptional ability to read, analyze and understand design documents, blueprints, and Microsoft Project Schedules.

· Experience organizing, directing, and leading construction personnel all aspects of the construction process.

· Strong knowledge of OSHA requirements and be always a safety conscious individual.

· Working knowledge of Word, Excel and Outlook.

· Detail and deadline oriented with excellent interpersonal skills.

· Ability to work independently as well as in a team environment.

· Advanced problem-solving skills, organizations skills, and communication skills.

V. Interaction with Other Employees and The Public

Position requires extensive interaction with Breeden Employees, general contractors, subcontractors, venders, design consultants, local officials, and operations personnel. Employee must have the ability to both give and receive direction. Employee must make good common-sense decisions. Employee is a key representative of the company and as such is expected to work well with others and always exhibit a professional and courteous demeanor.

VI. Physical Demands

The majority of the required work will be performed in the field. At times the working conditions may be challenging and involve wide variations in weather and physical environment. The employee may be exposed to wet, cold, hot, and noisy conditions. While performing the duties of this job the employee may be exposed to extensive walking, climbing, sitting, standing, and lifting up to 50 pounds on an occasional basis.

VII. Other

Position requires daily travel to and from project sites. A valid driver’s license is required.
